Broadlands Zoning App Approved

    The Broadlands Associates zoning application was approved by the Board of Supervisors today in a 7-2 vote (Burton and Tulloch opposed). This allows them to build 234 condo/apartment units in Section 200 (just past the Greenway on the right going east on Waxpool). Additionally, the senior community they proferred in Section 108 (by St. Theresa's) now does not have to provide any services, just allow only seniors.

    In exchange for this, they have agreed to construct a little league field, including dugouts and bleachers, a picnic pavilion and a temporary gravel parking lot in Section 108, adjacent to the proposed adult housing facility. They also agreed to construct a four-lane divided road connection between Broadlands Blvd and Faulkner Parkway.

    Some clarification here. The original proffers were for a senior community center along with a library/fire station. The Loudoun Cty Library did not want the site (they built on Ryan Road), and the fire station was moved over to the other side of the Greenway in the new development along Ryan Road.

    To replace those areas, they are building a little league field, with full dugouts, and real flush toilets. In addition, we're gaining a tennis court that will be available to Overland Park residents.

    The area on Waxpool was originally zoned for commercial, office space. However, the location is really not condusive to offices, as most of the area built up around it is residential, and it does not have easy access to major roads. When the area is built, it will have its own pool and clubhouse.

    In addition, Van Metre is also pushing to finish the extension of Broadlands Blvd to Faulkner and Waxpool.

    All this was brought up at the Developers Update earlier this month. A report of the meeting should be included in the next Broadland's newsletter.

    OK, so when does construction start on Broadlands Blvd. to Faulkner? (Just kidding...)

    I have visions of the residents heading out to the ballfield for midnight softball....

    Actually ... they are building it to little league size, with proper little league fences along the baselines, so that teen or adult softball can't be played there, and no lights would be allowed to be built.

    As I mentioned on another thread about 2 or 3 months ago, and Van Metre confirmed it at the Developers Update, they have tied up most of the issues with the county, now the holdups is with the private landowners along that stretch of Shellhorn.

    There's one guy who vows to fight tooth and nail before he gives up any of his land.

    Would he be giving up his land, or is an an easement of some sort?

    We have the same thing happening at the intersection of 659 and Braddock (unpaved there): the guy who owns the corner will not sell an easement for improving the intersection. Also at Route 50 and 659: that one's a doozy, because the same person owns more than one of the corners.
