Building a fence

    We would like to build a fence adhering exactly to the HOA guidelines, but we don't want to wait until 18 Jan when the review board meets again. The builder is able to put up our fence starting this week and next. Can we put up a fence and then have it approved? Thanks.

    Certain board members on these forums might tell you no (OK, a</u> certain board member), but if you are sure that the fence will comply with the HOA guidelines, and are willing to assume the risk that it won't, then I would go ahead and do it.

    If you are willing to come by the Nature Center M-F 9 to 5, (except the 23rd and the 26th when we are closed for the holidays)I'll take a look at your application and let you know if you are meeting all the requirements. You still will not have an official approval until the ARB reviews it, but I can point out any problems which might keep your application from bring approved.

    You're right ... as we're actually starting to tighten up and bringing violation notices, etc against homeowners who build without approval, and build without regards to the covenants, then try to get it approved as it will 'cost too much to change it'.

    FWIW ... Maureen is right, all it takes is to bring it by the HOA office and have her look it over. She can look over the application and see if there is anything that would raise a red flag at the Modifications Subcommittee.

    I also tend to offer this advice to people who can get a fence installed by a builder, "because right now we can fit you in".

    I would make sure that the fence is located properly along the property lines (I'd verify the lot corners). If you don't have a properly set pipe in all the corners of the lot, I would hold off on the fence and make sure that was done first.

    If the fence is installed on your neighbor's property, it doesn't matter that the HOA approved it, all we do is approve the type and location on the property lines. Its up to the homeowner to make sure its sited legally.
