Cliff, thanks for your replies. I have a question. Obviously I'm very concerned about the 4 lane road behind my house and want to ensure that there is adequate landscaping/fencing to ensure privacy and security as well as cut down on noise. I have a low expectation of what VM will do about landscaping in the back of my home. If the common area behind my house (less than 15 feet) is HOA land would the HOA allow me to have that area adequately landscaped?

    DanR-
That is something we could consider. I suggest you try to reach Mark Holiday with Van Metre to review the landscaping plans for Croson. If there is enough interest from your neighbors, we may be able to set up a meeting to review the whole landscaping plan for Croson and hopefully many of the issues can be addressed before the planned landscaping is installed.

I doubt you will be able to do anything about traffic noise.

I saw Mark this morning. The plan for landscaping along Crosn is a line of street trees, probably Maple. Won't do much to provide screening.
