I'm posting this thread to hopefully get some advise.

In April of 07' my wife and I moved into our new home in section 43 of Broadlands North. (at the west end of Broadlands Blvd) In the fall of 07' Van Metre planted quite a few trees in our section in common area as well as my property. These trees where planted as part of a landscape buffer bordering a undeveloped lot. In the summer of 08' a great number of these trees had died. As of this post I have 7 dead trees on my property and there are 7 along the pipe stem across the street not to mention all the dead trees along Broadlands Blvd. In the summer of 08' I started contacting everyone I could think of about getting these trees replaced. I've contacted Van Metre, The HOA management, The HOA board and even the county. The only thing I was told is that the trees would be replaced sometime in May. Well that didn't happen! So my question is what do I next? How long will it be until we get some answers about the replacement of these trees?

    Anyone need some firewood? :angryfire:

The trees that are on your property would have to be replaced by Van Metre if they are still under their warranty. This is also true of any trees planted on the pipestem as this is property owned by the resident. The trees planted on Broadlands Blvd between Glebe View and Belmont Ridge Road would also fall under Van Metre's control as this area is not yet turned over to either VDOT or the HOA. Unfortunately, the community lost a great many trees during last summer's drought. We do have a line item in the budget for replacement of some trees in the common area, but it would not be possible to replace all that were lost last year. Therefore, common areas with the greatest need, such as those along major roadways are replaced first. Many residents have requested permission to replant trees in the common area where they desire screening and this request is usually approved. I hope that will clear up your questions regarding tree replacement.

Thanks for the info Maureen. It is my understanding that the trees in question are a bond issue for Van Metre for our section. The trees planted on my property where not planted as part of my landscape package when I bought my home. The trees along the pipe stem are in common area and not owned by any homeowner. My main issue is being in the dark about when these trees are going to be replaced. I think 10 months of having 7 very large dead trees on my property is long enough. I would replace the trees myself but it would cost me more than $2000.00 to do so. I just want some anwsers. I feel like I'm getting the run around.

Have you contacted VM customer service and asked that someone call you. Plus isnt there a model home still up there - daily visit to them might get the landsacping guy calling you back.

As far as the trees when they do get replaced. Did you water the 7 trees planted on your property? VM planted 3 trees on my property after my house was built 5 years ago. I think I might be the only one on the whoe street who actually watered them. Mine are 2-4 times bigger than anyone elses :)

Hi Brian, Maureen gave me some info on whom to contact within Van Metre and I've had my issues addressed.

    Thanks
