Enlarging the garage, any experiences ?

I know we'll need to go through the HOA and we are in the considering enlarging our garage, if possible. Has anyone taken their 2 car and made it into a 3 car and perhaps extended its length?

Is there minimum distance allowed from the property line or between homes?
Is there a budget range we could expect to see?
At what point does the cost vs benefit outweigh performing the renovation?
Recommended contractors?

I got a quote from a contractor six years ago for close to $40k! Needless to say, we still have a 2-car.

 

And there are specific distances between a house and the lot line that must be kept.
