After being in our house for only 1.5 years now, brand new home, the exhaust fan in our master bath toliet closet no longer works. I am guessing this is not under a warranty anymore and the exhaust fan is part of a light. Could the motor have already burned out? Seems like a piece of junk.

You guessed it .. the fan may be shot ... typically builders will not install a 'high end' exhaust fan. The good news is that most fans are a 'somewhat' standard size, so you should be able to replace that one easily.

Actually I think it just has crud in it from the attic. I opened it and cleaned out the bottom part and now the motor works again. I have to go up into the attic to see if some insulation or something got pushed on it or dust in covering it etc.. exhaust fans should last way more than a year or two because we had super cheap ones in our townhouse that lasted like 8 yrs - sounded like a jet plane taking off too.

That sounds likely since you were able to get it up and running. That sound like a jet plane sounds familiar too ... I lived in a place like that once !!
