Does anyone know when they will do the final layer on the streets and driveways? We're in the M&S area of SW. Are they waiting for all the construction to be completed before doing this? Do you think they'll even out the driveway edges when they do this? The edge of our driveway is so uneven we can't even edge the lawn. It's tempting to just take a shovel and break it away to make a straighter line.

They will wait until construction on the houses in your area is finished before laying the final coat of asphalt. They do this because of the heavy truck traffic coming and going during construction, and not wanting to tear up the final road. Not sure about your driveway. They final paved mine, and it ponds water near my walkway to the front door!

I figured that's what they'd do. I was told they'd do the driveways when they did the streets. I wish I could just skip the asphalt and get a cement driveway. Oh well...maybe the next house I can do that to!

    Maybe they can fix yours?

It depends on a few things ... and there are sections that have waited over a year and a half to have the streets finished.

If the road is a 'private' one, that is, if the road will be maintained by the HOA, the final paving will be done when all construction is done in the area.

If the road is one that will be turned over to VDOT, prepare for a longer wait, as VDOT inspects the base layer and curbing being turned over to it, and if anything is not right it will need to be fixed before final paving.

Then, of course, there is a weather issue. If by the time late fall and winters rolls around, they have not yet finished construction or VDOT has not approved final paving ... you'll have to wait until the next year as it will be late winter, early spring before the temperature is correct for paving.

About driveways ... you should be getting a final pave to bring the driveway up to grade. They may add some additional fill to fill in the grade between the asphalt and the lawn, but thats about it. And if you got the final grade so its the same level as the driveway apron, you get to fill it in yourself !!

Hazy, I too live near you and I know M&S won't be done building for at least until end of this year. So we may have to wait until next spring or summer to see the final layer.
