Frozen Pipes!?!

    Has anyone else experienced pipes freezing in the past couple days? The cold waterline to one of our masterbath vanities is frozen and hasn't thawed out despite my attempts with a heat dish, hair dryer, and opening the vanity doors. The pipe runs along an exterior wall in the house. Any suggestions? Of course I am out of the 1 year warranty period.

    We were having frozen pipe issues as well last year. I actually found the problem and it was an entire section in the basement was not insulated. We let VM know and they came out and fixed it. I'd still contact them. You may be out of your 1 year but if it's insulation it may still be covered as structural.

    We had the very same problem for two winters in a row. Called VM to complain and they came out and put more insulation around the pipes. Crossing our fingers that the problem is fixed and we won't have frozen pipes this winter.

    You better hope that is does'nt burst. A few years ago our powder room hot water line froze off and on all winter. The last time it froze it actually burst. Thank god I was home to turn the main water line off. I caught it right away with little water mess. Problem? Exterior wall insulation. (This is not a V.M. home).

    I am happy to report that Van Metre did respond quickly and found the likely source of the freeze. They will be insulating the area today. I was very pleased with their response and concern.

    Sorry to hear about the pipe bursting. I was afraid I'd come home to my dogs swimming around my basement yesterday! Luckily that didn't happen.
