What is the policy for snow/ice removal on the trails in Broadlands? I know driveways and sidewalks are supposed to be cleared by home owners by noon but what is the HOA responsibility? We just got the dog all ready for a walk, went outside to the trail and it is solid ice. Decided against trying to walk down it and headed up the sidewalk instead. Got two houses up before we hit ice again because the homeowner hadn't shoveled.

Don't quote me... but if I remember right, under a certain amount, we don't bring out the contractors and let nature do it's thing. In addition, I don't think we clear the paths at all (?).. forget.

You do not have to shovel your driveway, just the sidewalk if one abuts your property.

After literally falling down the hill from Springwell down the path on pure ice, I realized that walking on the edge of the grass in the snow made the dog walk do-able. It would be great if the path was cleared, but I dont think it's gonna happen without Mr. Sun.

I wish people would clear the ice on the sidewalk in front of their house, every year, it's the same problem. It was a big challenge walking the dog yesterday. When I complained to the County - they tell me they just don't have the manpower to patrol houses who don't comply. When I give addresses, same story....no manpower. They're missing a great revenue opportunity in my opinion.

If someone fails to clear the sidewalk of ice that abuts their property and a fireman, police officer, or fellow resident falls on that sidewalk and gets injured, I would think that they would then file a suit against the owner for failing to comply with the county code?

This is why my neighbor and I help one another out by shoveling each other's sidewalks as neither of us want anyone to get hurt. Its just sad that others don't even think about getting their sidewalks shoveled or even bother to sprinkle the sidewalks with anti-ice crystals or even sand. I think doing so would go in a long way in preventing potential liability issues. Just my .02 here.
