Home Repair Letters from the HOA about fence painting

    Hi,
    I received a letter yesterday telling me that I was in violation of the HOA covenants because my fence needs painting. What's ironic about this is that we had them professionally filled, sanded, and painted 2 years ago. The HOA-contracted lawn maintenance crew has since continued to gouge the bottoms of them, and also ran into our light pole, leaving a big dent with the paint scraped off. Last summer, to prevent further damage, we had mulching beds put in around the fences and the light post. So now we will paint the bottoms of the fences (the rest of the fences still looks fine) and hope it lasts this time. Has anyone else had this type of frustrating experience?

    Our covenant inspectors went through all of Overland Park looking at both fences and mailbox posts. I appreciate that some residents, like you, have taken care of the fences and mailbox posts, but unfortunately many appeared to have never been painted. It is difficult to not experience some damage from professional lawn maintenance equipment and that is definitely a downside of having painted wood in grassy areas. The HOA's intention is to make sure that property is maintained properly to both enhance the beauty of the neighborhood and to preserve home values. As these fences are decorative, homeowners also have the option of removing the fence if they do not wish to make the necessary repairs. The option of putting a mulch bed around the mailbox - GREAT IDEA! is a relatively easy way to avoid damage to the mailbox posts. I will also speak with the HLS supervisor to see if he has any other suggestions. Please do not think that the HOA is out to "get" our residents...we all live in the commmunity and just want to maintain the high standards that have always been in place in our lovely neighborhood.

    Thanks for your response. I know the HOA is not out to "get" residents. Too bad I didn't have the mulch idea before I repainted, huh? Hopefully my next paint job will last longer...
