Meeting with Stevens Miller

    Not to minimize your concerns, but I have - especially in hospitals located similarly to how BRMC would be located. But, valid concerns. Also if the surrounding area is zoned by-right office park, then there would be no restrictions... as is the definition of by-right. we would be relying on the good graces of developers that own the land to be "good neighbor" developers. But we couldn't count on it.

    Changing residential to commercial would require rezoning, meaning supervisor approval... and Miller said last night - in response to a question very much like this one - he was certain it would not be approved should a developer try to do this (if I understood him correctly).

    Audrey you brought up a point i really wanted to make last night- half empty office park- next to a thriving bar and restaurant, no less- without pointing out the obvious, it's asking for trouble in a hundred ways. teens around here are brazen enough to drink and grope and even smoke POT out in the open- an office park will only create opportunity for hijinx. someone looking to be up to no good will have no trouble getting into it.

    and if the hospital spend all that money making itself gorgeous why would it surround itself with squat ugly offices? i'd think they would make sure it's a gorgeous medical campus, just as the plans and descriptions called for.

    I think that concern was over the land that BRMC doesn't own, adjacent to the land it does, that is zoned for office park.

    No, you can't go raze the homes across the street, which is a residential zoning, and put in office buildings.
    There is A LOT of available office space currently available with 2 miles of this site.
    For starters, the 700,000 square feet at NW corner of Claiborne/Broadlands Blvd, all the office space along Demott south of Waxpool, and the office space in the Goose Creek Village development across Rte 659.

    1. The land could be rezoned? Hence my concern about Virginia's stance on commercial ED.

    2. Professional offices may not be rentable two miles away from the hospital. A premium rent can be made for having professional offices either adjacent to the hospital or across the street.

    1. I think it is a flying leap to make this kind of thing could happen.

    2. Take a look at the 3 building office complex on the northwest corner of Claiborne Parkway/Ashburn Farm Parkway. It is almost all leased out for medical/health uses and it's 4 miles from the nearest hospital.
    As I mentioned there is A LOT of open, available commercially zoned property with 1-2 miles of where BRMC would be located.

    ... and out county supervisor has said he doesn't believe it would pass their vote.
