When I turned my sprinkler system on for the first time this spring I had quite the gusher spraying water all over my front yard. Upon futher inspection, it looks like the landscaping company put a slice in the flexible piping when they were mulching around one of the trees. Has anybody had to repair a slice in their flexible piping? I know how to fix PVC but I have never dealt with the flexible piping before. Any help would be great. Thanks.

We had ww.Affordablesprinkler.com- check our 7 zones they installed last fall when the re-connected our system last month - and in deed HLS - had sliced two of our flex pipes (in seperate drip zones) most likely when they air-rated the lawns...I do know that you can buy the flex pipe with T-bar connectors and fix the leak at BlueMont (and Home Depot/Lowes)- since our systems was covered under warranty our vendor made the repairs at no charge. I hope this helps.

703-289-1155, ask for Ryan Mynras - he is the owner - you can mention the Cotti's @ sunstone ct sent you - that way he may give you better pricing:D

Are there any rules about how far from the edge of the property your sprinkler system needs to be placed? In addition, does this need to be approved by the HOA?

    Thank you!

In SFH, the area between the road and the edge of your driveway's apron (the flared area) is VDOT right-of-way. At least one side of a street has a sidewalk, so that denotes where that line is.

The plat you received (or should have received) from your builder/previous owner should reflect that ROW on which nothing should be built or installed permanently, other than the mailbox.

If you install sprinklers or bushes or trees before turn over to VDOT, someone will be telling you to yank them out as that are cannot be turned over to VDOT before they are removed. And VDOT inspectors are going to verify that there is nothing there.

If you install after turn over, and VDOT needs to come by to do some curb or street maintenance that involves tearing up that ROW, you're outa luck since you violated the terms of the ROW on your deed.

The Modifications Subcommittee does not need to be notified of sprinkler installation unless it is in conjunction with other projects that change any part (front/sides/rear) of the exterior of the home/lot.

As far as the TH ... I'd use a hose. :)
