We have a walk-up basement with the tiny 32 X 12 windows (not sure what the windows are called). The air flows in around the windows and we want to install storm windows to help keep our basement warmer and of course to keep our gas bill down this winter.

Has anyone installed storm windows to their basement windows? If so, where, who, and how?

    Any input would be appreciated.

    Thank you!

First off, before you go the storm window route (which will have to go through the Modifications Subcommittee because you're changing the exterior), have you tried alternative means.

It may be that the windows were never properly insulated. That is, the gaps around the window were not filled with fiberglass insulation, or non-expanding foam. You can check by taking off the trim around the windows to see.

Also, adding new weatherstripping to the window will definitely help. I'm assuming these are the ones that open with a latch and can tip into the house. Adding a weatherstrip around the edges will definitely help.

To answer your consumer question concerning your walk-up basement windows--they are called Egress windows. Since I was a sales manager formerly at GA Pacific; here is a web site from Taunton Publishing Company on Egress windows. The link is from their August/September 2002 issue regarding common building code violations that home builders often make and may be sited for.

    Interesting reading!!

You might also check out Consumer Reports by going online to Loudoun County Library's web page for database information. You can access this service free with library card. Check out their databases for consumer education queries and other pertinent information.

Anyway the web link is as follows:

    Taunton.com/finehomebuilding/pages/h00100.asp

Also, you should check your weatherstripping around your exterior doors (all types) and windows (all types). You can arrange for an Energy Smart evaluation from your utility company free of charge. Electric or natural gas companies do the service when a consumer calls or emails a request with home energy concerns. Also, check the insulation around your windows--you can lose alot of heated air this way too.

Have fun--email or post if you have any other homeowner concerns!

If you or anyone else would like other Homeowners Corner questions--please feel free to post. I am just now waiting for the birth of twins so I can answer questions sometimes online.

Replacing the screens with glass would require an HOA blessing? I would think thats a little extreme. How about if I want to replace a screen that has grown some holes?

    Merkyl and others:

Concerning window replacement questions and building products--you may wish to contact the homebuilder (Van Metre or whoever) built your home originally to see if a warranty is in effect for your problem. If homebuilder cannot assist you in this matter, find out what window manufacturer they used when installing windows in the homes they built. For instance, if Pella or Andersen windows were used--you may can contact the window manufacturer directly. Oftentimes, the window company has a warranty for their own particular building product. They will often replace parts, etc. at a nominal cost (or for FREE!). The window company may direct you to contact one of their certified window installers or reps.

For example, Andersen Windows on their website--andersenwindows.com--lists model series of all their products and other information needed when choosing from their vast array of products. So you see, you need at least some idea of what to look for when seeking help. Ask homebuilder measurements of windows and other helpful information when you need assistance from the window manufacturer.

In our home in Atlanta, we had a screen torn in a storm that was a Pella window. Pella replaced for nominal charge the interior screen to us. Great customer service! Pursue through homebuilder first if needed.

Tart Lumber & Supply in Sterling on Route 28 can also assist with your needs. I know the owners from having worked with GA Pacific in the past. Since there are various types and sizes of windows (i.e. vinyl clad, aluminum, and wood) manufacturers are different. Do not forget to check with local HOA(s) for proper approvals etc.

    Good Luck!!

If you read the original post, they want to INSTALL storm windows, not replace them. Replacement of approved storm window screens would be maintenance.
