Street Signs -- why are some different?

    Hey folks-
    My wife and I were curious as to why, in the Southern Walk area, we see different types of street signs. For example, at some intersections and stop signs in the actual community there are very nice black iron-looking street signs. Like something you would see in a nice town square. In other places we have the standard metal signs or even wooden stop signs.

    I haven't been able to see a pattern, though I know along Village it is mostly the regular metal signs, but some of the side streets have the nice ones. But go down further and some side streets have regular ones and nice ones within feet of each other.

    Any ideas?

    I contacted Van Metre in October about the different stop signs in the townhouse section of Southern Walk. The Van Metre rep's response was "that the temporary posts will be replaced with permanent decorative posts in the near future (most likely after all construction work is completed in the section)."

    I'm wondering what constitutes a 'section'. The area around Village drive is totally complete and as far as I can tell has been so for at least 2 years (the time I've lived here).

    If VM uses their street lights as a baramoter, we'll have the decorative street signs in 2012:)

    The entire area down ridgeway is also using the "temporary" signs and I believe contstruction thru the entire area is complete at this point. Not to mention the non-functioning street lights :fight:

    SWHOA has nothing to do with street signs. They ONLY are responsible for the Openband Contract.

    so we have a totally separate HOA just to talk about OpenBand?

    Don't we have a committee for that?

    Also, why do I pay SWHOA dues separatly? For OpenBand only? Funny, because I pay them too!

    I'm confused.

    I also want to point out that we did not buy from the builder therefore I have no idea how our HOA's work. If we have a thread, please point me in the right direction!

    Yes, there is a separate homeowner run committee as well although it has not met in a long time

    The Broadlands HOA ( the one that's around $50 a month ) takes care of all of Broadlands including the north and south along with a few other areas I believe. The Southern Walk HOA was put in place just for homeowners in southernwalk and it pays for our telecom package from openband. Broadlands North does not use openband so they don't have to pay the SWHOA bill.

    So that's why for Southern Walk residents there are 2 HOA's with 2 bills and then another bill from openband for any premium services.

    The SWHOA is responsible for collecting the payment for the basic services from Openband that all SW residents must pay (the base cable, internet and telephone packages). You pay for your additional services (premium or additional fees) from OB directly to Openband. The SWHOA is responsible for collecting the 'required' service fees from residents and paying OB - so that if the residents don't pay.. the SWHOA is still responsible to pay it. The SWHOA's very existence is only to collect and pay these fees and maintain the contract with Openband.

    The Broadlands HOA (BHOA) is the HOA for all of Broadlands and is responsible for all the traditional things.

    Three totally separate organizations, one of which, the SWHOA is a contrivance only to facilitate the contract and collection of required package fees from SW residents.

    Back on topic:

    Wesley responded to an email I sent him today about the street signs and lights.

    He said the lights are coming on in some areas and should be up by mid-next week in majority of areas.

    He was not familiar with the reason for the street sign differences but said he would bring this up in next weeks HOA meeting.

    Thank you Flynn and Lost. That makes sense.

    However, as a non-builder buyer, how would a regular Joe know this? It's not clear from our HOA books. Can we add descriptions and committee descriptions to the website? How about meeting times to the website?

    MY guess about the street signs, is that when Van Metre develops a new section of the community, they change their design standards to meet the look of that section.
    As time has gone on, newer communities tend to add these new niceties to attract buyers. Van Metre is trying to keep up with that by adding these things to new sections.
    This is also true of things such as mailboxes. THe Southern Walk ones are much nicer that the stick post ones put in the older sections.

    But I think the brick townhouses are newer than the single family court yard style homes.

    The single families and us Miller and Smith folks are the only ones with the "nice" street signs.

    NOPE... our home was >90 days old (original owner reloco) and none of this was disclosed to us. The SW Tech Comm has not met since the summer of '07 - your Van Metre Appointed POCs are:

    After a few email reminders (dating back to October 2007), a Van Metre representative responded back to my latest email to inform me that there are no longer plans to replace the standard stop sign and street posts with the non-standard decorative posts. The VM representative noted that the decorative posts are very expensive to install, maintain, and replace.

    It is unfortunate because some corners have the decorative posts while other corners have the "standard" wooden posts.
