I've really had it with M&S. Anyway, we've currently got water coming through our master bathroom exhaust fan. Any idea how this can be fixed?

Check the outside of the house where the exhaust pipe might be. Sounds like the flap (door) is missing. Thats a start. If the house is out of warranty, it'll be up to you to fix that. Get it done quickly otherwise you'll may have wasp or birds nesting in there. If it's under warranty, call the M&S warranty emergency number and have them come out fast. Lately I've been very disappointed with their warranty department. 5 years ago they were excellent. I'm going to fill out my JD Powers survey and it won't be good.

It might also be a roof leak (assuming your master is upstairs). Water always seeks the easiest way down. I'd look in the attic if possible.

We were in the attic last night and all was dry! They came out this morning and supposedly fixed it. I won't believe it until the next heavy rain.

teak...I agree M&S warranty is terrible!!! But, being demanding seems to be working for me this past week. I'm sure it won't last! But, I did get them to completely replace ALL of the granite in my kitchen. Wonder how long it will take them to actually get the people out here to do it?

We are in a Van Metre home and I recently noticed a very similar problem. Around our master bathroom fan is some discoloration. I went up into the attic to find the source of the water and nothing was wet or showed any evidence that it had ever been wet. All of the insulation around the area showed no signs that it had been wet. I'm not sure what the issue is with ours. It's not gotten any bigger and the drywall has been dry ever since

Are you sure it is water coming in or is it possible the fan isn't working properly and it is condensation from taking a shower?

At this point that is exactly what I think it is as there is no sign of water coming into the house. I'm just not sure why it would condense right there at the corner of the fan. It's a straight shot up and out from the fan to the roof. It might just have been one of those odd things that one time produced enough moisture to stain the ceiling.

The bathroom is warm. The attic is cold. If there isn't insulation around the fan, the fan housing is cold. If the flow isn't moving the moist air fast enough (or if someone showers without it on), you'd get condensation.
