Broadlands Hospital

    Convince me Cliff about this hospital I am open.

    But I am not going to roll over play dead.

    The fire and rescue told us and promised us one thing and the reality is quite different.

    I am going by what really has happened and how do we can be guaranteed this hospital and all the statistics will be what you say when the fire and rescue has already proven what they said at first is NOT what has happened in the way of noise. At least this fire station is going to be moved over closer to you some day and then you will have to deal with the additional noise.

    Also this hospital will want to grow eventually so what happens then???? That buffer might just disappear through a rezoning down the road for more space for the hospital. I can see it coming once the hospital has it's claws into the neighborhood then comes the growth and then it is then going to be sold as the good for the entire community to get that rezoning and destroy all the buffers. My grandparents lived near a hospital in Cleveland and in the beginning it was fairly far away, but as the years went on the hospital was able to expand tremendously by condemning homes in it's growth path and was allowed to as it was for the in best of public interest. Destroying part off a beautiful old neighborhood and leaving the homes it did not need left to deteriorate in value with no compensation to the home owners effected for that serious devaluation of property values.

    Persoanlly I think you are going to have a harder time getting this hospital approved this time then last. Dulles south is going to be a formidable force as the adjoining neighbors. Our new county supervisor represents all of them not just the broadlands. It will be interesting to see how this all plays out. Considering his new planning commissioner is from dulles south. And they want a hospital very badly over there.

    It is going to be a fascinating ride!!!!!!!

    I don't just believe them. As I posted earlier, I spend 100's of hours researching all this stuff personally. On several occasions I sat for hours by several of our local hospitals. Waiting and listening for noise. For example, I spend one 5 hour stint at Reston. During that entire time, there wasn't a single screaming ambulance. I saw several come in, but NONE had the sirens going.
    A full hospital any time soon in Dulles South was killed when the Dulles South CPAM was killed.
    BRMC presented their plans at full build out, not just initial construction, to answer questions like yours about possible expansion.
    As I've offered before Lee, I've got lots of stuff I can show you from the last go around.

    By the way, that Fire and Resue station was supposed to be in Broadlands across from the SW Shopping center. They didn't like the location so it is being moved to Moorefield Station instead.

    Cliff, what about Glebe View rd and the increased traffic? Do you believe that is a concern?

    First there is not a single family home even close to the reston hospital. Second the multifamily that does surround the reston hospital was built after the hospital so the people had a choice if they wanted to live close to the restonhospital and I would suspect a many of the people that live in that close multifamily could work at the hospital.

    The broadlands Homes were there first and they had no clue that an hospital would of been built there so they did not have that in there decision making process when buying their home. This hospital is being crammed in a nice way down peoples throats. I say if the homes were their first then then it should be unanimous that all should agree or no hospital. To recap most of the residential component around reston came after the hospital and there is no single family detached homes even close to the reston hospital. The broadlands residents were there first and most had no clue a hospital would be built.

    So I say lets stop cramming undesirable development around people that were there first and had no clue what was going to happen. And even in that case surrounding development should be compatible with beautiful transition areas in between. This hospital may have a transition area but will the height have an negative impact on the residential close to it. Further what if some nut case in the hospital decides to get a telescope or binoculars and from the top floors of the hospital decide to spy on the residential below. Could be a privacy issue also. I don't think you have that problem from the reston hospital as it is mostly low rise buildings.

    Ok, this settles it for me.

    I am sorry folks for wanting a hospital to begin with, I was only hoping to have the best care as close as possible for my family. But how can we possibly even consider a hospital now that, GASP!, a peeping Tom could be amongst our community!

    T8 nobody is against an hospital in the area just the correct site. And it must be thought out from a non slanted point of view so it can just be built.

    So far noise will be there.

    Expansion will eventually show it's head no matter what you all are saying and there must be future plans for it.

    There is a potential hospital site over in dulles south in arcola. Believe me it is there whether it shows on the site plan or not. Developers always have their secret desires they hope to get down the road once they get the main project approved.

    Just like this hospital will want to expand. Right now it is on the surface lets just get this initial project approved and once we get a foothold they will have to let us expand and it looks like that buffer would be ideal for that. And guess what to mitigate that problem they will come up with a buffer that will be smaller and sold to the public as better.

    I have been involved in development for so long I hear what is being discussed in secret for the future. They just want a foothold so they have the base eventually to bring those secret desires to fruition. And this hospital is perfect for that kind of thinking. Show me one hospital that has never expanded eventually.

    I think we are being sold a bill of goods under the pretense how good this will be for our area. I say build it down by aol on some of that vacant land and improve that road system which needs it more then we do at the moment. Get the hospital to extend shellhorn to the sterling interchange and build the hospital there by aol where there is plenty of room to expand and you solved some of the waxpool problems at the same time.

    Lets think this through on a regional basis and solve some real immediate problems. Solve a waxpool problem waxpool solve a noise problem solve a expansion problem. Being built over in the commercial district between aol and verizon is far more logical then the broadlands location. As a matter of fact I like this idea so much I am going to promote this new location for the hospital as solving way more problems then the broadlands location. And being over in the noise zone of the airport solves another problem.

    OK that is it New hospital between verizon and aol and absolutely perfect location for a multiple of reasons as I mentioned above. And in due tiem I will have a hundred more for the new location.

    Sorry lee, I have to disagree -- the overwhelming sense I get from reading on this topic throughout the forums is that these Broadlanders are against the hospital in general. It may not be how YOU feel about it, but it just seems the whole anti-hospital crowd are against any hospital in this area, not just against that location. And that's too bad, in my view. But what would I know... I don't know the development industry inside and out like you claim to... my specialty is healthcare.

    to the first point, just to throw in my 2 pennies, it's not that I am anti- hospital- I am more of the "where's the need?" mentality. I have a family, we have a doctor, I've had several surgeries, and I've never felt like was were lacking anything healthcare-wise. I'm sure someone else has and exactly opposite experience and can say how horribly THEY have been treated by the health care system. i hear the Inova monopoly argument, but there again- and there is plenty of land elswhere to build a hospital without disrupting our neighborhood.

    to your second point- Lee wouldn't be paranoid if they weren't out to get him! ;)


    this is familiar scenario- well meaning idea, bad location...is the GSA building this hospital?!? kidding- sorry- not trying to hijack!!

    technosapien I am in the process of coming up with a new position here.

    Right now I like my evolving idea of putting the hospital between verizon and aol.

    First is has the potential of going a long ways to solve the waxpool problem by getting the hospital to build shellhorn to the sterling interchange.

    It allows the hospital to expand and plenty of room for doctor offices and even the potential to become a regional trauma center if so desired in the future.

    No residential around it not even close.

    Already in an noise zone from the airport

    It has a more central location and easier access for emergency vehicles

    Much easier to serve the western herndon and sterling area and even good access to dulles south through 606 loudoun parkway.

    This new location is perfect and with aol scaling down those buildings could be of use for medical offices. There is already a underful school that my wife used to teach on the aol campus that just expaned and would be perfect for the kids of parents working at the new hospital and doctors and nurses and associated personal.

    Stevens Miller would come out as a winner as well in the fact that waxpool goes a long ways to being solved during his term and he does not have to make a tough choice among his neighbors that want a hospital or do not.

    I like this new solution the more and more I think about it:clap::clap::clap::clap::clap:

    i don't know much but it sounds like a winner to me Lee, especially if it gets Waxpool improved.

    Redon1 just hang on girl my ideas are just evolving and it will be a win win for the entire region not just the broadlands area.:clap::clap: Solves a multiple of problems. The big argument we will hear is and it won't be said this way. But they are going to try to put a damper on any new locations because they have spent a ton of money already and don't want to change because of that and the time they have invested. But believe me they will not spin it that way. And I just can't wait to hear all the reasons they will try shoot down my proposal. Fire away. :)

    Already been looked at. First, the county would prefer a hospital farther west, not east. The eastern fringe is already close to Reston and Inova.
    Several years ago, the county said the best place for a hospital would be along the Greenway, as far west as possible. The current BRMC site is the furthest west on the Greenway that has water and sewer available and large enough (60 acres).
    A location on Rte 50 does not have the population base to support a hospital, nor does it have good access for western Loudoun, other than Middleburg and Aldie, which is a small part of the population. The bulk of western Loudoun is along Rte 7 or north. This area is much better served by a hospital near the Greenway rather than Rte 50 or near 28.
    Also, the parcels of land that Verizon had were broken up into smaller parcels or had too much flood plain on them.

    Lee, about a dozen homes have just been completed in Broadlands right at the corner to the entrance where the hospital will be at Broadlands Blvd/Glebe View. I know some were aware of the hospital and it didn't scare them away.
    Are you trying to infer that the $800,000 townhouses that border Reston Hospital are somehow inferior to the $600,000 homes in Broadlands?
    What about the peeping Toms in the School Admin Building? The hospital will be the same distance away, but hidden by more trees.
    You still haven't responded to my question posted on the other thread, so I'll pose it again:

    Okay, Lee, let me pose this to you.
    Let's say BRMC is again put before the county, along with the tens of millions of dollars in road proffers, millions of dollars in tax revenue, and providing more healthcare to a county that is woefully underserved, as well as all those high paying jobs.
    How many people does it take for the county to turn it down?
    Just one person saying "I live there and don"t like it." 10? 20? 100?
    What if 20 don't like it, but 20 that live nearby say they do?
    And what is your definition of "Closest?" 1/2 mile? mile? 100 yards?

    I know there are many supporters who live near the site. In fact the resident in the house right on the corner by the entrance was a HUGE supporter...and his wife worked for Loudoun Hospital. Since he was the closest, does his vote trump all?

    Once Broadlands Blvd is completed to Belmont Ridge, I believe it will actually reduce some of the cut-through traffic on Glebe View.

    But it is going to make traffic even worse on waxpool as that is the main way to get there from the east other then the high priced toll road. My plan helps solve the waxpool problem not make it worse.

    Are you a supporter of the hospital being in our subdivision? What effect do you expect this to have on property values in the vicinity?
