Broadlands Hospital

    Mr Linux glad to see you back at it. :happygrin: I always have liked your hard charging style whether I agreed or not.

    As far as the hospital I am not going to post much here just little tid bits that may or may not be in favor or not in favor of the hospital.

    I did walk the property over the weekend and I am going to leave what I think to be presented to the board and if there are any more public hearings. And I will be well prepared with facts documented facts from real estate values and especially some of what is not being addressed and being washed under the carpet or just plained being ignored and a few disturbing rumors that I heard over the last week or so that need to be answered by the board if they can answer them. But most of what I will have to say will be documented.

    Debating on these boards on something as serious as this just degenerates into everyone calling each other names and throwing insults to peoples character etc. I have to admit when Barbara Munsey became planning commissioner she stayed off the boards for the most part and did her job with research and facts. Whether you agreed with her or not she was very professional in doing her job and during that time she did not get into name calling or bring her work to these or other forums for the most part. Actually the only time she really posted was during the heat of the election for making her case why Steven Snow should be re elected. She stayed out of saying much in public arena such as on these forums or other forums and blogs about her job as planning commissioner. She acted for the most part very professionally and she did have many good ideas as planning commissioner that would surprise many of you how she voted.

    Anyway this topic about the hospital is way too hot and controversial for me to get into an intelligent discussion here and I have myself got way too caught up in it and said things that would have been left better unsaid. There will be a proper time and format to debate the hospital and at least for me it will not be here anymore except an tid bit or two.

    As far as anymore hard core debate on the hospital or politics, I am pretty much thru with that here. I am sure to the delight of many here.

    I am getting closer and closer to my having my professional design and building blog come to reality perhaps in an month or two. Where we have professionals that are in the design and building business as well as anyone else debate what is needed to first keep Loudoun beautiful and grow this county beautifully what it is going to take to build a great transportation system not just in Loudoun but the entire DC area. We will debate the merits of what has been built and the merits of what is being proposed to be built, with hopefully having an positive effect on keeping Loudoun beautiful to look at everywhere not just in the PUDs. And getting a real transportation system funded and built. I hope to get some of the movers and shakers in the Building and Architecture world to give their opinions and solutions to the whole spectrum of past present and future development. This way perhaps we can get a more cohesive plan for all of loudoun and the dc area in general. That way a persons personal agendas can be debated in the whole picture for loudoun and northern virginia not just in their narrow point of view.
    I will say all development must be a good neighbor to all it's neighbors and the people that were there first always take first priority or they should be compensted for whatever the development does negatively to their property values.

    Everyone one counts and no decent good people should be left behind by any bad neighbor developments.

    Well this is really I hope my last comment on this thread.

    First I get paid very well and I am very busy even in this building slow down. People retain me to design projects that will be good neighbor friendly because when I design I take in account of all the adjoining neighbors so all will be happy every single one of them no one gets left behind. I will toot my horn a bit here. Today I was retained to design a very significant new development in the city limits of fairfax city on a very sensitive piece of property that is fairly large for fairfax city from what is left to build on. I got this project because I have a proven track record to be able to make things work for all the neighbors and keep all happy and design something that will get top dollar even in an slow market. And further my last building company Classical Homes I designed and built a spec home in the far out edge of Mclean on old Dominion that got one of the highest prices for a spec home during the last major recession we had here starting in the early nineties. A Saudi Princess eventually bought it and it just sold again and I have been asked to come in and redesign it for the current new owners needs. I have designed the homes of sports figures, captains of business and celebrities who can hire anyone. So I do have a track record of credibility when I say the hospital will hurt adjoining residential property values and the hospital will try to expand beyond what they say is their current build out. especially when they have a fairly large reserve of land left right across the recently sold homes at the corner of broadlands and belmont. and yes that land is across the street of many of some of those homes and I walked the property last weekend.

    Well believe what you all want to and don't be concerned about some of your neighbors property values if it hurts one property value without full compensation then that is still one too many. Yes I will have documentation about the potential harm and harm caused to property values around hospitals in many cases especially when they are new single family under normal market conditions when I speak before the board with much other documentation. At least there will be a record if property values do decline because of the hospital.

    So this is my very very last post on this hospital topic on these boards. I will say if anyone has written documentation from credible experts I would love to see it in refuting what I have said and I would be very agreeable to changing my mind if written facts from credible experts can convince me. So far all I have heard on these boards is here say and not expert opinions. My information needs to come from written documentation for credible experts. And the real estate people I have talked to says the hospital will hurt real estate values to the homes directly across the street in an normal market. And I will have that documented and if any of you can prove otherwise I am always happy to listen to an expert that is willing to put it to writing what he or she believes. I am personally a design expert that places and designs my projects on the site that will be good neighbors to all. I do listen to my engineers and real estate experts and clients so I can do the best job possible. I am not in spite of what many have called me here on these forums some kind of crazy know it all,(my favorite was emperor ha ha ha;)) my information comes from an multiple of experts not from my opinions or personal agenda. SO I will leave yo all alone on this hospital topic as it is just upsetting to both sides. And any of you that have taken an official position with the new BOS on any committees you all might also want to refrain from commenting on many of the things you are officially involved in especially opinions like Barbara Munsey did during her term as planning commissioner and if you noticed she did not post at all here anything she was officially involved in as planning commissioner.

    So I do apologize if I have ruffled many feathers here on this hospital topic but that no longer will be a concern to anyone here anymore. I will bring my opinions and written expert documentation from experts (not me personally as an expert but other experts) to the proper venue to be heard.

    I see no further reason to have this discussion. Lee, who is a recognized expert on the effects of hospitals on residential property values and who has said that Belmont Ridge is not a busy road, has decreed that this hospital should not be built in Broadlands.

    How anyone can question his expert opinion--especially without written evidence from an expert who has more knowledge than he (is there such a person out there?)--is beyond me.

    Thanks, Lee, for settling this once and for all for those of us clearly not qualified to comment. What were we thinking?

    Silence I don't think you have a clue what i just said . Just the opposite of which you just tried to twist about all that I said. I will talk in the proper venue with written expert documentation and I AM NOT THE EXPERT others are the experts . I am only a design expert that knows how to design so my client can get top dollar if it is a spec project especially in bad times and I always keep the adjoining neighbors in mind so they are not hurt but hopefully their property is enhanced in value not destroyed by my design and how I place it on the property.     I have no negative agenda against you, Lee. I find your rambling posts filled with endless bragging and name-dropping amusing when I can get through them. I just have something against unintelligent, misleading fear-mongering posts and illogical arguments.

    The funny thing is that I have no dog in this hunt, and I began this debate AGAINST the hospital. Because of the condescension of posts (not to mention fear-mongering) by you and Donna, I actually began to listen more to the pro-hospital arguments.

    Silence you just........ well if me staying out of it at least here on these forums will bring you back at least to the center of this debate you are in luck because I will not say anymore at least here.:happygrin: Believe me I don't go to battle for or against anything without written documentation from experts. I still have not seen one written document from the pro hospital people from any expert that sustains their argument either. What started me to question the hospitals true intentions is when I saw the site plan and saw these large tracts of land left in reserve one Cliff says is for HOA use but would be better used to widen the narrow buffer to help better buffer the homes across the street instead. But my biggest red flag is the other unexplained piece for future use that is beyond what cliff calls final build out. Your broadlands newsletter had the hospital spokesman say they did not rule out anything for that piece including expanding the hospital operation if they could get another exemption down the road. Some of that piece does sit across from some of the homes that VM sold last year. Not way down there as Cliff says. Walk the property as see for yourselves..

    I know, because YOU are in the center of the debate and anyone who disagrees with you is obviously wrong. I've seen that thinking before.

    I've remained in the center and tried to ask for logical arguments on both sides. As of yet, I have seen no written documentation from your experts, either.

    Lee, you are absolutely right. And you are just beginning to see the flight out of Ashburn b/c of the bad planning and neglect. Lack of police presence, bars next to homes, sirens at all hours down Claiborne [and w/o a Hospital!]. And you are also correct most folks on here don't give one iota about others property values. You can find a quote on these forums where someone said, and I paraphrase: "You bought into that developer stuff? Ashburn was always meant to be urban, you should have checked the proffers" Yadda, Yadda, Yadda.

    Silience, if you switch your opinion mainly due to what you deem as 'fear mongering' than you should read the whole thread back to '02. The first side to start the fear mongering and stone sling was the Pro side. You should make decisions based on facts not what the opposition is.

    I guess you are using some new census numbers that we are all not privy to. According to the 2008 Almanac and book of facts Loudoun's population has grown about 50% since 2000.

    Honestly my gut tells me that your repeated characterization that you were actually against the hospital and changed your mind because of condenscension from Lee and Donna does not ring true. I could be wrong. That one idiom that you jumped on Donna for was very quick and decisive.

    Believe me or not: I was and still am on the fence. I believe that the Pro hospital camp may have better rhetoric and debate skills, and maybe even has right on their side. But I find the condescnension and holier than thou from that camp almost impossible to take. Maybe I am misreading it. Does anyone have an opinion who has not yet posted on this subject.

    Most? You say that based on one or two examples? People who live along Broadlands Blvd knew it was going to be a busy, commercial road. I assume that they bought their homes at a discount versus more private lots to begin with. To this date, NO ONE has provided ANY research showing the effect of a hospital on property values--either positive or negative. So I think your characterization is unfair and your premise faulty.

    About my opionion, you are absolutely correct :) I should not and will not base it on who the opposition is, but it is quite fun to point out inconsistencies and ask for facts instead of fear monering. I think if you look at my posts, you will find that I have asked for clarification from both sides. And I think you will notice as well that those against the hospital have not answered my questions.

    If I were staying here, I'd lean against the hospital...but purely for selfish reasons, actually. In this current debate, I have found that the pro-hospital side has been more rational and consistent, though I don't always agree with their side.

    ...using the US Census data and the Loco Govnt...not an almanac.

    The housing has doubled since 2000 per LoCo permit data. As for population:

    The US Census has the following estimated breakdown for loudoun county.
    2006 268,817*
    2000 168,599*
    1990 86,129*

    But I digress a 50% population boom doesn't warrant either additional hospital beds or an additional hospital...:huh: Next time you wait in the ER >6+ hours remeber that

    I did not know that going from 168,000 to 268,000 was more than doubling. Maybe you learned math at a different place.

    Look, its not that big a deal. You used all caps and spaces between each letter when you said that loudoun's population has more than doubled, then you busted on someone later in the same post for misrepresenting facts. Some may think that saying something more than doubled when it went up about 60% is not that big a deal, and it isn't. I just find it interesting in context.
