2008 Broadlands HOA Budget

    Cliff - $119.75 for the courtyard..yikes! I could be wrong but that is a $11.75 increase from our current hoa fees. What did I miss in the calculations?
    Also are all the courtyard streets currently plowed by the HOA (vs. VDOT)?...if so that it's worth the increase b/c you all do a GREAT job plowing the snow.

    What do you mean my a private street? Maintained by Builder as opposed to VDOT? Why the differenct in cost?

    Courtyards are plowed by the HOA. There was also a significant increase in the budget for plowing after what happened last year.

    We have a few streets that are maintained by the HOA that have single family homes on them, but are not part of the Courtyard Homes sections that have yard maintainence as well.
    Sundial and Sundance are the two that come to mind.
    These homes will have plowing as well as reserves for road repair included in their fees.

    Had our budget work session this morning. It looks like around $3 will come out of the monthly cost for all categories of homes.

    Just curious. Why is the fee for a townhouse more than a single family home?

    All the town homes in Broadlands are on private streets (ie not plowed, paved maintained by VDOT). If you look the Single family on private streets are almost the same as the town homes. Plus as I remember there is a different charge for trash for a townhouse then for a single family which is the rest of the difference.

    It would be nice if we could opt-out of glossy mailers (and newsletters... PDFs are fine for me) from the HOA to save money/trees!

    Also, the entrance arbor/whatever to our townhouse neighborhood has been rotting for years, looks bad, and hasn't been fixed by the HOA.... who should I contact to get some of the new $$ our way? =) perhaps I should send a compliance letter like the ones I get if I leave my trashcan out! =)

    Just FYI the new color ads did not cost the HOA any more money to print. We ended up with a really good deal from our printer to do the color at the same cost as the old black and white, The advantage of doing the color advertising is it brings in much more money then the black and white ads do and thus the newsletter should if all goes well not only pay for itself but also bring in money to go into the HOA budget.

    The scary part is they have been the lowest by far of all the printers B/W or color. I happen to think we just got a really god deal this time because they are trying to branch out into some newer areas and we have just been such great people to work with :)
    Off the top of my head I have no idea what the /copy cost is. I was not around when they negotiated that contract .

    It might not cost too much per copy ..but I second the opinion that we should be able to opt out ( mail delivery ) and perhaps simply view it online .... I gather it would be pretty simple to put the monthly newsletter on the main website ... Thanks

    The newsletter actually saves us money in a few ways. The HOA has a requirement to produce a newsletter of some form. It is also used by the HOA as our methodology of informing residents of events, meetings, legal requirements, etc. We avoid the cost of mailing these out individually. There are many residents who prefer the hard copy newsletter versus a website only. Also, a web newsletter would not relieve us of our requirement for mailing HOA announcements.
    The newsletter also generates enough money in advertising revenue to almost completely pay for its cost and the employee time to produce it.
    A web-only newsletter would produce less advertising revenue.

    Regarding the arbor, how about picking up the phone and calling the HOA Office?

    We do put the newsletters on the website. They're already there.
    Letting residents opt out of the hard copy would then require us to send seperate mailings for required HOA announcements. This is a complication I would rather avoid and it wouldn't save us any money.

    Given that a few posters here do not even seem to be aware the newsletter IS on the website enforces my belief this would not be a good way to go as the exclusive way to publish the newsletter.

    Most residents want to have a hard copy of the newsletter to refer to and advertisers do as well...The advertising pays for the cost of production...Paying for the manpower to maintain a data base of who has opted out of the newsletter and who wants it delivered in a community this size would probably increase the cost of providing it.

    A reminder for anyone with budget questions. The HOA will have a budget meeting with residents immediately after the December HOA Board meeting.
    The HOA meeting is on Tuesday, Dec 11 at 5:30pm. The budget meeting will be at 7:30pm.
