My wife and I, along with our 11 month old son are looking at finding a new place to move to. We'd like to stay in this area, can't afford to but a house, and are fed up with the Southern Walk apartments. Can anyone tell me why so many apratment complexes have income restrictions? If you know of a place that might be for rent around April 3rd let me know, as that is when our lease expires. We are looking to rent a place for no more than $1500 a month. Less would be ideal, but $1500 is the max we can go. Thanks in advance.

Income restrictions? As in, if you make MORE than $X you can't live here, or is it the reverse... If you make less that $X you can't live here?

If they're not subsidized apartments can they legally restrict tenants based on income? Sounds like discrimination to me. Unless the units are purposely established as a retirement community or is subsidized I don't see this happening.

I personally live in the Arbors across from Safeway and would recommend you check it out. Lived here for over a year now and the apartments are fantastic. Before moving in I looked in this area at all the different complexes (Sterling, Dulles, Herndon, Ashburn), I think it was 12 total or something crazy like that (I like to shop around, drives my friends nuts) but what the apartment has to offer, the size of the apartment (1 bedroom, 869 sq ft), at the price they offered... no other complex could compete (in my opinion).

See my write up on Apartment Ratings.com for more detail:

The developer/complex owner gets tax breaks by providing a certain percentage of ADUs - Affordable Dwelling Units - which have income restrictions.
