Board of Directors meeting

    The Broadlands Homeowners Association Board of Directors will be meeting this Tuesday at the Nature Center.
    At the request of several residents, we have changed the time from 4-6pm to 5:30-7:30pm in order to accomodate those residents that would like to attend to observe or address the Board.
    Looking forward to seeing you all there!

    I will be there, I have some questions regarding the 30% increase in HOA dues.

    30% increase in HOA dues!?! Is that true? Why such a huge increase?

    If you live in a courtyard home, your HOA dues went up, and they will probably go up again next year.

    I did notice the homeowners fees went up and now if you pay after the 11th of the month they tack on an extra $25. Whats up with that.

    Late fees? not such a unheard of concept... your fees are due at the begining of the month.

    I realize late fees aren't an unheard of concept but to change from a late fee of $10 a month if paid after the 30th of the month to $25 if paid after the 11th is a big difference.

    I am a little confused on the amount of the increase per resident. I do not see any more services that we as home owners are receiving. I find it a little difficult to pay increase money for the homeowners dues and still not have some of the basics taken care of for 2 years. For instance, the lighting coming into the Overland park community is still not working. The light posts are in place look real nice during the day but do nothing at night. The grass cutting service is nice, but has been average. Edging is not complete, lawns are turfed with the lawn movers, and the mulching this fall was poor. There was barely a covering on the current garden beds.

    Is there minutes that explain the reason for the increases and a means to report inferior work to the association? I would be interested in reading about the reasons of the cost increases.

    Here's a nice to have to make the bitter pill called monthly dues go down better.

    It would be great to be able to pay online and to have a small discount to the fee if you pay the year in advance. As it is now there is no financial incentive to pay the full year in advance other than saving $3.52.

    The reasons for the increases were spelled out in the December Newsletter, page 13.
    Primary sources for the increase were:
    1. Additional $160,000 in common area landscaping expenses turned over to the HOA from the Developer.
    2. Additional $50,000 in expenses for the Nature Center that was turned over to the HOA.
    3. Increase in Reserves to cover the Southern Walk Pool.
    4. Courtyard Homes had an increase due to increased costs for the landscaping services.

    Regarding number 4, Courtyard Home owners can expect an additional $20-$30 increase next year if they want to receive the same services.
    We have found that Landscaping companies underestimate the cost to service these homes. They fix this error when their contracts are up for renewal.
    We will be setting up a meeting with Courtyard Home owners next year to decide what they want to do. Options include maintaining the same services and paying the extra cost or reducing services to keep the cost in the same area they are today.

    The light posts are being put in by the developer, there are posts all over Broadlands that are waiting electrical hookups, and this is out of the HOA's hands.

    I got a chance to read that. A direct debit is better than nothing but I don't like not having control over it. I'm talking about something more like online bill pay where I could click and pay every month.

    I currently pay online through Bank of America....I click and pay each month. You should be able to set the same thing up through you're bank, if they have online bill pay.

    That's the option we do .. actually, we do it as a scheduled transaction through Quicken, but BofA sends the funds electronically.

    Cliff,
    I noticed that a large expense for the HOA is trash removal. Has the board considered scaling back trash pickup to once/week?

    That would be a real problem IMO.. I see most people with more then their large can holds now with pickup twice a week.. at once a week I think we'd have a real mess on our hands.

    How much of that went to the water truck/driver that incessantly watered the medians daily during the summer, even after a rain?
