Executive Rental Homes

    Can anyone advise on the demand of "executive rental homes" in this area? My husband and I will be leaving the area next summer and wish to rent our home but rather than simply rent it out, we want to rent it fully equipped -- furniture as well as linens, china, etc.

    I've spoken to several realtors already but with mixed results. They are primarily encouraging us to sell which we do not want to do and none have had experience with fully equipped rentals.

    If anyone can recommend a reputable agency that will handle this kind of rental, we'd be greatful.

    They built a section of townhomes on waxpool for just that. A year later they started selling them. I guess it didn't work out. You should have no problem renting though.

    I would go through the property management people and relocation experts for local big corporations - howard hughes, aol, mci. That way your fully furnished home will be insured through them when they use it for short term rental for their staff who are looking for permanent housing.

    This was exactly along our thoughts but we've yet to locate a local property management firm. Do you know of any? I was also thinking of making my own brochure about our home and getting it nicely printed with photos and sending it with a letter of intro to some of the large corporations.

    Problem with that Carol, is that if you don't get it to EXACTLY the right person in the large organization, it will end up in the trash... Also, large organizations like to deal with other 'organizations', not with 'people'.
    Best bet is to go through a property management company. The handle all the logistics, etc...

    Many thanks!! I will check these out and give you feedback. We are also putting out feelers with a few of the embassies and see if there's a chance of any of them wanting to rent it.

    We enjoy Broadlands too much to want to even think of selling.

    My .02- Be careful with the embassies. Their people are generally subject to diplomatic immunity. I read an article about a year ago (I think it was in the Washington Post magazine) about a couple who had rented their high-end Georgetown townhouse fully furnished to a foreign embassy and ended up with over $40,000 damage. They were never able to collect b/c of the immunity issue. Just a thought...

    I read that same article and there was a condo too that was damaged and needed like $15,000 in repairs. The oven was used as an open fire pit or something like that.

    It sounds like those rentals were made to the wrong embassies! I am aware of others who have had good experiences and believe they are the majority rather than the minority.

    Appreciate all the good advise.

    Thanks; I'll be happy to contact him and see what he has to say. FYI, he has a nice web page but does not make any mention amongst his services for property management.

    Interestingly we discussed property management with some diplomatic friends last night and their advise was to start marketing the property at least six months in advance so I'm glad we are doing the groundwork now.

    I think this is the only mention on the site, but call him- he has done it all.

    As an update I have spoken to several of the property management firms initially listed. Thus far, none handle fully furnished equipped rentals simply due to the additional liabilities involved. However I was in turn provided the web site of the Northern Virginia National Rental Property Management Association which does list many more firms in this region.     I want to thank everyone for their excellent suggestions. We are now in touch with three property management firms who understand our requirements and are willing to work with us. If anyone else finds themselves in our situation in wanting to rent fully equipped or just plain furnished, all PM firms have stated to market at least six months in advance for this particular area.
