Does anyone know if we can change the clear candlelabra light bulbs to more energy efficient compact flourescent white candelabra bulbs? Is this against the HOA policy? I live in the Southern Walk area.

Who is responsible for the lamp post maintenance? One of the bulbs was out and we replaced it, which worked fine for a couple of days. All of a sudden last night we noticed that the lamp wasn't functioning. We know for sure that it is not the bulbs, but don't know what is wrong. So, should we the homeowners get in fixed or is it the HOA responsibility. I live in the SF homes in Southern Walk.

Thanks in advance for your input.

Lamp posts are the homeowners responsibility.

Make sure your GFI isn't tripped.

Could somebody living in the same Southern Walk neighborhood tell me where the GFI for the lamp post could be? I know we personally never turn on the lamp post lights, they turn on every evening and off every morning by themselves.

Thank you fellow neighbors for all your input.

If I remember correctly, it's in the basement near the furnace.

This sounds right to me, if I remember my walkthrough correctly.

Also, numba41: I don't know if it is against HOA policy or not. If it is not in the HOA guidelines, I would go ahead and replace them. Considering the relatively low cost involved, if you get a "Dear Homeowner" letter it is an easy fix to put the old ones back in...

From the Broadlands Modifications Subcommittee Design Guidelines (p. 36):

"Lighting must be a "white" color such as incandescent, metal halide, mercury vapor, etc. Color-corrected "white" high pressure sodium may be considered on a case-by-case basis. High pressure sodium vapor (yellow-orange) lights are specifically prohibited due to their poor color rendition, glare, and contrast with the "white" lighting in the neighborhood..."

As listed above, the only requirement is that it be a white light. That said, you should also take into account how it will look.

I know that some lamp posts are setup with a standard incandescent lamp socket. The Van Metre's may use a trio of candelabra lamps, usually the 'flame shaped' type.

I replaced my candelabra lamps the last time with 40w halogen 'flame shaped' bulbs, I should have used 20w, as they are very bright, but they do light up the sidewalk and street, which is what they are for.

However, I believe a 40w bulb (of any type) will only use a penny's worth of electricity a night. So its costing me 3 cents a night or under 11 bucks a year to use these bulbs.
