New development?

    Any one know what all the construction is by the Belmont Glen development on Belmont Ridge Road? Looks like something is being put in near Beaverdam Creek.

    With no major road improvements to get traffic to the work centers from all the new homes major gridlock is around the corner.

    Adding turn lanes to 2 lane existing roads by the developers does less then nothing to improve traffic for all the homes they are building.

    If the developers win and a large number of homes are allowed in the transition area the few off site improvements will also do less then nothing to improve traffic just make it worse. The way of life as you all like it now will be gone if that happens. The schools are already over crowded with little improvement if any for the future compared to amount of homes proposed.

    Goodbye to the good life here. Waxpool is already backing up from Loudoun County Parkway during rush hours. There will be no more improvement there most likely in our lifetime so traffic will only get worse and worse, with no hope in sight.

    From LCP? Try ashburn farm+++!

    Waxpool is the model of stupidity in this area IMO. Why in the world would you allow new intersections on a road.. hundreds of yards from another.. on a road that is already gridlocked?

    Even with the new lanes on waxpool, with the lights and intersections the road backs up past ashburn farm each morning and is gridlock until you get past LCP.. where is opens up a bit.

    The evening rush is just as bad on that road.

    I don't live in a world where I think you can stop growth, but who do they have planning these traffic systems? 4yr olds? They get the proffers from the developers and should hold them to higher payouts if they want to build in an already dense area.

    Yes, traffic isn't the only thing that gets overloaded with growth, but it seems to be the one area that everyone complains there is no money for.

    may be we should buy them copies of that new software: SIM suburb. How many houses can you put in before the infrastructure collpases....

    I've found driving Waxpool to Rte 28 south to McLearan to be a faster drive now than it was five years ago. With the widening of Waxpool and the elimination of traffic lights on 28, my commute has actually shortened. I think the difference is the time I commute. I leave for work between 5:30 and 6:30am and return betwen 1:30 and 3pm, so I don't hit the rush hours.

    well of course... you aren't in the rushes at all. That's not really a fair comparison at all. Try driving Waxpool at 8am or at 5-6pm.

    Simply getting from Broadlands to LCP via waxpool takes 20 minutes on an average day.

    A solution to this problem is to extend Gloucester to 28 to meet up with Nokes blvd. This would provide ashburn village residents another route to 28 which could alleviate some of the traffic on waxpool. Or have Ryan road south of the green way connect up with Old ox road. It is amazing that if you look at a map of the ashburn area there is really only 1 way in and out (waxpool).

    Also, they should have extended the 3rd lane of waxpool all the way to ashburn village parkway. How stupid not to.

    That lane was not in the original ROW when the road was built .. now it would take some $$$ to do anything of the sort.

    I do believe that the third lane west from LCP to the Ice House was included as part of the proffer for that commercial strip area.

    Extending Shellhorn East of LCP to Rt. 606 (or feed into the road that connects the park and ride lot to 606) would be a great option as well to avoid not only Waxpool, but also the Greenway. However, if you look at a satellite view of that area you will see that the creek (not sure of its name) that goes under Waxpool just before the Wegman's light would need a bridge built over it which would cost lots of $$$.

    Well ... since we now have a delegate who may actually work with other NoVA legislators, we may see some extra bucks for some transportation assistance.

    The money that paid for that third lane came from the Rte 28 tax district. It only extended as far west as SmithSwitch. I wonder if they're going to add a third lane eastbound from Smithswitch to LCP?

    My guess would be that the third land eastbound of waxpool from waxpool/Smithswitch light will be a requirement of who ever buys that section of land from MCI, at least it should be.

    Cliff ... are you sure about that ... the Rt 28 improvements went only as far as LCP, I'm fairly sure the rest of that lane to the Ice House, was on the proffers for the developer of the hotels/restaurants property.

    Not positive, but I remember reading an article about it in the paper. They mentioned what you said, that the tax district technically only went to LCP, but they were trying to see if they could fund it all the way to Smithswitch. Shortly after that, construction began. Could just be a coincidence.
    I doubt the restaurants/hotels would be on the hook for the widening of the road, just for the turn lane.
