One Year Warranty Almost Up, Need a GOOD Home Inspector

    Just like the title says, I saw a few threads from 2004ish that commented on this topic, but nothing recently.

    I am looking for a suggestion of a home inspector to find any major issues with the house before my warranty expires.

    I received a flyer in the mail from Ted Collins in Leesburg and was considering him, but he seems pricey, anyone have info on him?

    We used Steve Messerschmidt with HomePro Services (703-560-4663) last year (resale inspection) - extremely thorough, was happy to answer our slew of questions during the inspection, and told us to call him if we had questions later (which I did, and he was happy to answer those, too). Cost back then was $555 for a 3,400 sq ft single family.

    I've used John Bouldin (www.protechs.net) for three homes. My parents used him and I've referred him SEVERAL TIMES. He is expensive (about $800 ) for a 3700 square foot home but WELL worth it. He climbs through through the attic and inspects every truss (sp), inspects between the floor and ceiling in the basement, gets on the roof, checks the furnace and everything. He also provides you with a binder that lists everything that he finds and helpful suggestions for keeping your house up. GREAT, GREAT, GREAT!! One house that we inspected after writing a contract on we terminated the contract because of something he found.

    Just remember: a home inspector is a jack of all trades, but a master of none.

    For the HVAC, I would call your repairman, and the roof, call a roofer. These are usually the places most home inspectors miss things, or diagnose problems that aren't there...

    I am a realtor and I always use Steve Messerschmidt with HomePro Services (703-560-4663)- as the previous poster recommended. He is excellent.

    I second John Bouldin of Protechs. I have also used him for 3 homes and he is great! He gives you a good detailed report plus pictures to show you what needs to be fixed.
