One year warranty inspection

    Hello All
    Our one year warranty inspection ( Builder: Van Metre) is coming up for our SFH. I plan to hire a Home inspector prior to that to have it inspected.

    Was wondering what kind of experiences ( positive as well as negative)folks in broadlands had with Van Metre Customer Care with regards to the one year inspection on there homes.

    Anything in particular that I should be careful about when dealing with Customer care

    We used a home inspector prior to our one year inspection with mixed results. He provided us with a multi-page report and promised to "stand by his work" as well as intervene on our behalf with VM if necessary. Needless to say, when we presented the report to VM they only did maybe half of his recommendations. When we tried calling the inspector to get more info on the items that VM did not cover, he never returned a single call. So in sum, while we did find the info useful overall I don't think I would recommend a home inspector to anyone else. I no longer have the man's card who performed our inspection so I'm unable to provide his name. I do remember he was an independent inspector originally from New York who talked a lot. We had received a flyer about his services in our mailbox.

    Ultimately, with hindsight, we learned that you get the most benefit from an inspector prior to your final walkthrough when you have more leverage.

    I had a home inspector at the 1 year walk through who reported every little fault - he said at the time to expect Van Metre to fix maybe half of the items which they did. One item he did report were some structural faults in the crawl space, i.e. beams that were holding up the house had been installed incorrectly. VM fixed this - took them about a week under there. I would never have noticed this fault - the fault would have only come up in the future when I try to sell my house and another inspector finds them. I think a home inspector is worth the money - certainly was in my case.

    My $.02: Make sure it all gets written down. Pretty fundamental, but they excel at leaving things off the list, telling you they'll do it, then saying "but it's not on the list". Also be VERY careful what you sign when they start doing the work. Make sure it is 100% complete before signing off.
