"Optional" 4th Bedroom Addition?

    We recently purchased a 3 bedroom TH and are wondering if we should add the 4th bedroom on the first floor.

    Has anyone added the optional 4th bedroom? Roughly, what was the cost? Where there any unexpected costs or hiccups along the way?

    We are interested in adding the room purely for future resale value. Is it worth it, in this area, to add the bedroom or should we just keep the room as a large rec room?

    I own a 4 BR townhouse off of village and I do not believe you will make much money off of adding a bedroom. It would cost about 10-15K and that is all it would add in value. The best way to add value is by adding a bedroom WHILE increasing the square footage of the home. This is Impossible in a Broadlands TH because you cannot change the footprint of the home or the height. If you would like me to take a look at your home and go over how to maximize it's value just let me know.

    So you mean you couldn't, for example, make part of your backyard an enclosed sun room?
