I usually do my own taxes, but I'm running into problems this year, and I'm looking at the last minute for a personal tax accountant. I'm not interested in some part time help at H&R Block, but someone who does this as their profession.

    Any recommendations?
    thanks
    Dave

Yes, there's an ad in the April issue of the Broadlands newsletter, which should be out next week, for help with taxes. If you want the info right away, email me at advertising@hoa.broadlands.org .

I need Tax help this year also, and can't find the April issue of the News Letter. Does anyone know of anyone local that does income taxes? Thanks

Any CPAs in Broadlands willing to help out with simple questions for us non cpa's? Like clearing up confusion about deductions or how best to minimize taxes when selling a property. Nothing major that would take away a potential paying client.

Here's a question: Lets say I own a property with an immediate relative (mom) and we bought a property together. She lives in it for 2 years, I don't. Then we decide to sell, can she keep all the profit and be tax free (under $250K) and I go home with what I put in? Or do I have to take my share of the profit and pay capital gains?

    Good afternoon Teak,

I am a practicing CPA with a home office in Broadlands. I'd be glad to help you with your questions.

The 250,000 Universal tax exclusion (as it is called) is only available when you sell the primary home that you own for 2 years and live in for 2 years too. Since you own the property jointly, ie half the property is yours and half is your mom's, the tax laws will have to be applied to each of your portions of the gain. Your mom will clearly qualify for the exclusion on her share of the gain, but you would not. Therefore, in this scenario, you will be taxed on your portion of the gain. There may be other ways to structure this deal. Call me at 703-723-4404 or 703-244-8440 and we can get together for some tax planning.

    Hope this helps.

    Rajan Seth
