St. Theresa's zoning request?

    I heard an unconfirmed rumor that residents off Broadlands Blvd near St Theresa's received something in the mail last week regarding a zoning change on nearby land to support an office for St. Theresa's and 120 townhomes. Has anyone heard of this or know what parcel they are referring to?

    Section 108 of Broadlands..the parcel between St Theresa's and the Greenway....is currently approved for a 123 unit age restricted residential uses. There is a also a 5 acre parcel to be used for library, mental health, or recreation uses.
    The Developer of Broadlands wants to change this section to office and church uses where the residential use was, and provide a cash contribution for the library, mental health, recreation use site to be used at Tillet Park.

    Section 208 of Broadlands...south side of Wynridge.....currently has office uses and church uses proffered. This would be replaced with the 123 age restricted residential uses from Section 108 and would add 26 townhouses as well as two tennis courts for the Broadlands community.

    This application has been filed with the county, but is still being reviewed by staff.

    Cliff, is that a good thing for Broadlands? Pros/Cons?

    Thanks, Cliff. I abut the old Shellhorn Road. In the past, our section of Ashburn Farm has been notified of proposed changes to the land behind us but this time we haven't received anything. I liked the last plan (age restricted community with a little league field) but need to review the new plans before I make a judgment one way or the other. I guess I'm just a little suprised/ concerned that we weren't notified.

    Do you have any idea about the size of the proposed office buildings?

    I would prefer to have a sand volleyball court and maybe an addition put on the community center.

    A sand volleyball court becomes a real hazard around here as most are used as trash cans for cigarette butt, broken glass, etc and as a litter box for all those feral cats that are around.
    And while I would enjoy a larger Community center building there is just no land there on which to expand.
    The demand for the tennis courts is there and is something that has always been in the proffers as coming.

    The HOA may be getting a new community center.
    Another application that is in the county planning process.
    It would be in Section 200, which is on the south side of Waxpool Road, east of the Greenway, next to the Silo Creek Apartments.
    Van Metre has an application in there for townhouse-style units. They've already been approved for multi-family.

    Don't know, but I imagine one to three buildings along Broadlands Boulevard.
    The church use will be the back of the property.

    To me it's pretty much an even swap. Van Metre does get to build a few more townhouses, but the HOA gets 2 more tennis courts.

    Just curious...why does Broadland need another community center? I thought we already have a Nature Center AND a community center? Not trying to raise hackles here...just wondering, tis all.

    Maybe Additional Community Center = Additional pool? If they keep building multi family, our current pools won't be able to handle all the peeps.

    If approved it is going to have a small fitness center, several meeting rooms, rooms to hold classes (ei art, music, fitness etc) plus some much needed storage that the HOA office needs. Currently the HOA has to rent space to hold many seasonal items and records and does not have adequate office space for our employees. This building will hopefully fulfill the communities needs without having to spend money to expand existing structures.
    The Current Community center is not enough to fill the needs of many residents and is booked most evenings and weekends and the nature center with the HOA offices and the animals is not ideal for community functions.

    There was a pool associated with this project, but the cost of the maintenance and staffing of the pool vs the size (smaller then most apt style pools) was excessive. So the board asked Van Metre to instead expand the building size and the fitness room which we felt would better serve the needs of the residents.

    That fitness room would be NICE to have!!! I like that....
