Street Lights

    Are the stret lights on Broadlands Blvd. in the Overland Park section ever going to be turned on? It looks like a substantial amount of electrical work was done months ago but still no lighting.

    And why are we suddenly getting street lights within Southern Walk?
    Talk about unnecessary. With the houses this close together you could
    already read a newspaper in the middle of the street at midnight just from
    the house lights.

    Its really dark in S Walk, at night, I am talking on village blvd. I guess its a good thing that steet lights are coming to S Walk.

    I seem to remember something about this either being required or added as a proffer for having that density zoning !!

    I guess it could be dark along Village, and frankly, I wouldn't object to street lights there. Its a major road and it makes sense. What seems idiotic to me are things like the street lights at the corner of Windover and Larchmont. Totally unnecessary and frankly, bothersome. Call me weird, but at night it is SUPPOSED to be kind of dark. Now it will be so bright it will be like a brightly lit mall parking lot. Guess we'll be investing in some better room darkening shades--that or duct tape the edges!

    If I read the HOA Minutes correctly in the latest newsletter, the HOA is conducting "hearings" concerning homeowner pole lights being out. However, we have fancy pole street lights installed all over Broadlands that are not functional. How about holding a hearing to find out when all the installed street lights in Broadlands will be operational.

    Your exterior light poles are governed by the HOA and in your HOA documents. Light poles, until turned over to the HOA, are still the Developer's responsibility.
    This issue is brought up to them monthly and the county has also been contacted, but neither seems to think it's a priority since the problem still exists.
    If someone doesn't like the fact that they're still out, I encourage them to contact Van Metre, contact the county, and come to an HOA meeting and tell them directly.

    Understand, Cliff. However, since the developer controls the HOA Board by having a majority, doesn't it make sense that they need to clean up their act before enforcing the same/similar requirement on homeowners??

    Okay, so your logic is that if "the developer" doesn't take care of something that is their responsibilty, you, "the homeowner" don't have to take care of yours?

    I, the homeowner, keep my pole light lite all the time except for the day that I notice the bulb is burnt out, so I, the homeowner, take care of my responsibility. However, if the developer cannot take care of it's responsibility (i.e., working street lights), how does that go over when they enforce a homeowner's responsibility (i.e., pole light). If you don't see the connection, how about "Do as I say, not as I do" when you're telling your kids (if you have kids) something.

    It's not the 'developer' who is enforcing the homeowner's responsibility, but the HOA and the HOA board, of which 4 members are elected from the homeowner members of the HOA.

    FWIW ... the VM members of the HOA board have a fiduciary duty to act in the interests of the HOA not the developer's. Often they will see what the homeowner members think about an issue, and will either abstain to allow the homeowner members to make the sole decision, or vote along with them to give a full majority.

    If you can show me anywhere where it says the Developer must have streets on by a certain date, then the item is actionable. (Don't bother looking, there is none).
    Don't mix Developer roles and responsibilities with the HOA's. Just because they are keeping their 5 seats in their greedy clutches doesn't mean the roles aren't different.

    OK, fine -- leave the street lights off. Anyway, they look nice during the day, except for the electrical cables sticking out of the ground...

    I never said they should be left off. As I mentioned, it's brought up every HOA meeting and I know one Board member has contacted the county. I already posted what I would like those that are concerned about this to do. Just complaining here will accomplish nothing.

    If you would provide the appropriate numbers to call (if you know them), then you would save a bunch of us the trouble of each calling several numbers before we reach the correct developer and county POC.

    We got a notice from HOA saying that they will be installing a street light in our lot. I am not a big fan of street lights. It will most likely be placed directly in front of or master bedroom windows. There is a concrete slab about 3' x 3' in our lot which I now believe is going to be the location for the street light.
    I can't imagine how bad its going to be to have a bright light bothering you throughout the night. Is there anything we can do to stop that?
    Does anyone know what type of light will be installed? any illustration out there showing a similar light? I already started loosing sleep over it.
    No wonder HOA would never give out a reason for not putting any trees in our lot. They would just say that the plan does not allow for any trees in our lot.

    I'd suggest calling the HOA office.. I'm sure they could direct you to an example.

    Without giving any information on where you are in the neighborhood, the rest of us aren't going to be much help, because we can't compare.

    As for trees.. again depends on where you are, but the landscaping is part of a master plan.

    Take a peek up the hill at the corner of Ridgeway and Highview Trail/Ayr Hill as two have already been installed there.
