Deck Guidelines

    Does anyone know if the guidelines have changed concerning the size/location of decks in town homes? One of our neighbors is building a deck which will wrap around the bump out on the 2nd level. I remember reading in the guidelines (2006) that a deck could not extend beyond the bump out. Has this changed? If so I'll be the 2nd person to build some extended outdoor living space.

    I don't know if the HOA guidelines have changed, but can tell you that the LoCo rules give guidance on not crossing the building restriction line (BRL) or only by so many feet. So you probably have to look to your plat as well.

    What can be done depends on where the townhouse is located, but extensions around bump outs are permitted in most locations.

    BRLs usually are in place in single family homes, rarely in townhouse areas.

    My townhome was actually affected by a BRL that happened to go through the edge of my property. As such, after the original builder had completed our deck, they had to come back and trim off 6-10 inches off the front of the deck in order to be behind the BRL. This was before we had taken ownership of the house from the builder. I remember going back and forth with the builder as to why he was telling me they had to cut back the length of our deck, then he showed me some county documentation which clearly showed a dotted line that came into my backyard and intersected the far corner of our deck. By trimming it back, our deck was back in 'compliance', behind the BRL.

    You're right though, it is something very rare when in comes to townhomes, but it CAN happen! :)
