There is a Developer/HOA update meeting this Thursday, 7pm, at Eagle Ridge.
We'll even have some prizes to give away (Sorry, only Broadlands residents are eligible for these.)

    Cliff,

Suggestion for the meeting. Someone take notes and let's pin the developer to actual dates when they say something will be done. I've been to just about all the meetings since I moved here and I keep hearing the same crap over and over again about someone is looking into this or that, or something will be done in the next couple months, and it never happens. When they say something will be done, we need a no later than date, a point of contact with phone number, so we as a community can all call this person to find out why something didn't happen on schedule. Maybe after a couple hundred phone calls, they'll quit BS'ng us about when something will be done.

    GCyr-
The only problem with your concept is that there won't be a couple of hundred phone calls. In fact, I doubt if anyone calls them about anything. They hear it from us same HOA Board members, but until they get flooded with calls, emails, follow-ups to the Board of Supervisors, etc, nothing changes. The degree of complacency of our community (read satisfaction?) hinders our ability to pressure them into doing things.

    Homer-
The latest promise was by the end of February. Yeah, right........

Now we're getting somewhere. Who to call? The non-HOA board members, the county BOS? It's not too hard to get vocal minority grass roots campaign underway if you know who to target. Just look at the supposed indency issues at the FCC. Most of the complaints were from the same 12 people.

Aaahhhh...if only land development was as easy as giving people dates and being able to deliver by exactly those dates. Don't think so.

    vacliff,

I unfortunately have to work and can't attend the meeting. How can I submit an issue to bring up a discussion with Van Metre?

I have a major problem with being told one thing when I bought my lot, to what is actually transpiring on the new section of Claiborne parkway and the county and Van Metre to date have not given me any resolution.

    Thanks for any help.

    Joe

    Joerig,

Don't believe everything your told. There is absolutely no way they could of delivered on their promise of a full size hockey rink right next to your house. Especially, for girls to play on.

Some people will tell you anything to get their houses sold :) email me when you get a chance.

    vacliff,

I'm new to the area so wanted to know the intent of these meetings. Is it more general land development (the macro level) or level of craftmanship of houses in general (the micro level)? I'll be traveling this week so can't make the meeting but if it's micro level, I may send an e-mail with questions, concerns, issues, etc.

    Thanks.

    joerig and rharse-
These meetings are about what's going on in the community as a whole. They are not intended to be specific to an individual's problems with their house. That would need to be handled between the builder and the owner.
There is a lot of duplicity of responsibility, so it's easy for the line to be blurred. For example, Van Metre as a builder builds almost all the houses and townhouses in Broadlands. They also make up the majority of the HOA Board. They are also the developer of the whole community, and they are the "Broadlands Commercial Property Association", responsible for the activity on the commercial property in Broadlands.

As far as the meeting, a few of the new business owners in the community will be introduced, updates for other commercial areas, and Van Metre will give an overview with what is happening development-wise. This covers things such as roads, traffic lights, etc.
I also have a few HOA related things to discuss such as the Nature Center, courtyard maintneance contracts, sidewalks, etc.

There will also be a question and answer period for any other issues.

And, we'll hear the same excuses why something isn't done and the same time-table presented at past meetings, with the dates updated to reflect the current meeting. Or, the shopping center developers will tell us about new stores that are coming soon but they can't mention the name(s) yet because the contracts aren't signed -- very useful information!

I do appreciate the time that the developers and HOA board members take to have these meetings. However, these meetings keep repeating the same coming events (e.g., traffic lights) that never seem to happen. It would be nice to have these time-tables listed in our newsletters and updated as the schedules slip so we can track them.

Also, the HOA or developer should invest in a large-scale map of our development so it can be used to point out the various areas/streets when someone is speaking about them.

Unfortunatly, I can't make it to the meeting. What are they doing back there on Wynridge off of the new Exit 6? I know it has been talked about in other threads, but specifically what about the area where they are moving a lot of dirt around?...

I agree, we do seem to hear the same things each time, however, since the last one we have seen Wynridge open up, additional stops signs put in, and so on.

So, we're trying to get information out, old or new; its still better than before when you only got one update a year in June !!

This is going to be a new commercial shopping center, with another grocery store (Not a Giant or Shoppers, that we know for sure), and other stores and /or restaurants.

    vacliff,

Thanks for the info. Maybe I'll be able to attend the next one just to see what's going on.

We need someone who's planning to be at the meeting, who can take notes for the newsletter. Doesn't have to be a lot of work, just bullet points would do fine! If you'd be willing to do this, please let me know, or call Linda Schlosser at the Nature Center, 703-729-9704. Thanks!
