Foreclosures

    personally after being in this house 4 years, We suspected many of the newer buyers were coming in with the non traditional ARM's, else how could they afford them at their age!

    Please don't generalize based on age. As a 'younger' homeowner (I've owned my own home since the tender age of 21 -- Ashburn Village originally. now my second home in Broadlands), I don't generalize based on age nor do I look at others and say: "oh how can THEY afford this home with 3 kids and a dog too?"

    We live in an area with a lot of jobs in the technology industry and govt. jobs in the security sector. There are a bunch of 'young' people that have been able to utilize their skills and create a very good life for themselves.

    Though I fear creative ARM's have put homeowners in tough situations, I've seen it happen to people of all ages.

    Um, hey, You'll notice I did not say any particular age, but hey , i can understand why a younger person would feel put upon by my statement, we all feel that way when we are younger.

    This is my fourth house... not bad since I'm only 24, eh? :happygrin:

    The foreclosure on Highview Trail (which was a year ago, now) wasn't a flipper or investor.

    Yes the way you worded your posts implied you were referring to the younger age.

    And, I'm still put off by your comments and I'm 32 now.

    Again, don't generalize, it doesn't do you any good.

    And it doesn't do you any good to be so sensitive A4guy. You are choosing to be put off now, so move on. It was a harmless and relevant observation.

    Thank you silence! I am a nice person and do not mean any harm or mental anguish from this statement , which is why it wasn't too specific in nature.

    no need to feel bad, brassy, it was a harmless observation. i have thought the same thing many, many times. in fact, it's actually a positive observation--"wow, they must be saving and handling their money well to afford this home at such a young age." some people choose to be offended, so all is good :)

    These days, any foreclosure is a potential investment. There are some creative (yes legal) ways to make the numbers work.

    If you had extra cash, would you buy a home now (not foreclosures necessarily) or wait a year?

    You two seem to think I'm deciding to be 'put off' because Im too sensitive, which I think is funny. Whether the age comment was meant to harm or not, it was not a positive observation.

    Read again how it was worded:

    "We suspected many of the newer buyers were coming in with the non traditional ARM's, else how could they afford them at their age!"

    This implies that the observer believes that these new buyers had to be taking out loans of a creative nature in order to live in the observers area, because, as the observer stated, how else could they afford them at their age?

    The age comment points to people of a younger age, whether Brassy feels it wasn't specific or not.

    All I'm stating is, you generalized and sounded foolish, whether I took it too seriously or not. Had someone come in here and made an 'observatoin' that a specific racial demographic was affording housing (in a Foreclosure thread none the less) and it had to be because of non-traditional ARMs, that person would have been flamed for being racist. Whether it was a positive observation or not.

    and then maybe I'll just assume and generalize that someone as old and wise as you should not be driving, because we all know that older drivers have bad reflexes and don't belong on the road, right?

    But, you wouldn't be offended by that because its a positive observation:)

    No, because I CHOOSE not to be offended by it. You'll see, when you get really, really aged like me, your skin grows much thicker.

    Can't we all just get along? :grouphug:

    I understand from my old neighbor T8er that my old house at the corner of Windover and Larchmont (Birchwood model) in Southern Walk was foreclosed. I hate to think what it looks like now--we loved that house! (Just not the lot!)

    Silence,

    It depends. What do you plan to do with it? Are you looking for a rental? I've heard reports that our market could see a 5% drop in values annually over the next couple years before the market levels out. Even then, they are only forecasting a 1-2% increases annually for several years after that. Unless you find something well under FMV (fair market value) plan to stick with it for some time.

    That's good perspective, RobVT. So if you were going to make an investment, you would probably need 7-10 years to make it worth it.

    What's the long term forecast for this area in general? And I wonder how Broadlands will fare 5 years from now? Will it be seen as "old" compared to newer communities and those west of here?

    In all honesty, we're probably going to move from here within the next 4 years so it probably wouldn't make sense for us, especially when you factor in the ridiculously high property taxes you throw down the drain every year.
