Handing out fliers?

    Depends on what the proffers are ..

    School land .. great .. we're stuck with the bill for building, staffing, and upkeep.

    Roads .. great .. what are they going to dump into ?? Rt 7 & Rt 50, neither have any additional capacity, and the Greedway is nearing that even with the additional lanes.

    However, with a comprehensive zoning plan in place, and the new tools as laid out by the Governor, it may actually put some teeth into managing growth.

    Neil, the fact that the zoning document is named "comprehensive" still does not mean it provides the actual specifics of planning. It is a general document and vision statement.

    When a specific parcel is submitted for specific planning approval, that's where the meat comes in.

    All zoning leaves us is an overlay. The roads become whatever the next layer says, and VDOT has sure made good. Getting the land for schools beats having to bond to buy it (which is being doen with increasing frequency), and the biggest kicker of all is that the land is going to develop anyway. Do we PLAN it or not?

    To give authority to deny planning in the face of continuing market demand ensures that if ideologues on the lala land side want to continue to pretend that if we ignore it it will go away, we will waste more road easements, potential school and park sites, and more in continued attritive lack of planned use.

    Zoning is not planning.
