HOA Violation - visible garbage can

    The letter I got, said "visible from the common area." If your houses have no common area between them, then I assume it is ok. However my opinion means nothing. I would have to see the wording of the HOA guidelines.

    Klewis - I think we have the same neighbor. Their garbage bin sits on the deck below the gutter (which is clogged), so when it rains the waters hits the bin and spashes and hits my slider glass door making a racket. It's visible from the common area but I was told that if it's on personal property then they HOA cannot mandate that they move it.
    Their recyling bin is on the other side of the deck so that when they pitch a can or bottle into it, it sounds like a baseball breaking a window. And of course, they always throw out their recyclables at 10pm or later.

    Unfortunately I dont' think we have the same neighbor. Mine doesn't have a deck - just steps out the back door.

    I contacted Maureen who was so prompt with reviewing the property. Apparently it's been foreclosed upon so I can only hope it sells soon and a new owner is much more concious of their surroundings.

    1) Even if I got the smallest garbage pail, I'd still have to move my vehicles out. This is a non-option for people that have larger vehicles and small kids.
    2) A privacy screen isn't going to really work unless it can be placed in front of the house. I have a sprinkler system installed and I imagine that a screened area will block the heads.

    4) I'm with you on amending the covenants. [FONT=&quot]After moving here in 2004, I realized that I could not fit the garbage receptacle in my garage under its current configuration. I have both my vehicles parked in the garage, one minivan and one SUV, and I have two very young children that I have to shuffle in and out of multiple times each day. With the current dimensions of this garage, both my vehicles fit in flush from front to back. As it stands right now, I have enough difficulty squeezing out of the driver side door as it is (parked on left side of garage). If I were to place the garbage receptacle between my vehicles, I would not be able to get around the vehicle to enter the house through the garage entry way nor would we have enough room to let open the doors for the kids to enter and exit the vehicles. It's not so much that I'm against the declarations of the covenant as much as I can't stand the ridiculous size of these garages. So, i'm all for rallying the neighborhood and requesting an amendment. Anyone else ready to join the fight?

    Your garage it too small for your large cars...so change the rules?

    The garage is too small period. I don't know which model you live in but you're more than welcome to come over and see it for yourself. Parkdale's are ridiculous. And I don't think anyone should have to conform their vehicles to these garages. I have kids and need a minivan. What's your situation?

    when I was growing up.. we used to have to drag our trash cans uphill.. both ways to get it to the curb!

    I have a minivan and kids in a one car garage in a townhome. I have my garbage cans in the garage. I guess there are things I don't have in there so I can fit what is needed. Maybe you can park your car in the driveway and park your garbage cans in the garage?

    I bought the house with a two car garage so I could park my cars in the garage not a garbage can. But to each his own, if home owners want to park their garbage can in the garage in place of their car, more power to them but my choice is to park the vehicles that the garage was suppose to be designed for.

    We don't own two big vehicles and we also think the garage is small (although I think they screwed up something with how they poured our foundation that eliminated even more space in there). An Acura two door Integra and a Toyota 4Runner (yes, an SUV but not a monstrous one). It's still impossible for a passenger to get into the 4Runner while it's in the garage, a little tricky for the driver to get in and out of the Integra, and one of the vehicles must be removed from the garage to take out the garbage...since we are now dutifully keeping the can in there.

    I don't think the builder should necessarily be at fault for not having a garage to accommodate every large SUV out there...but I just wanted to put it out there that the garages ARE ridiculous for even reasonable vehicles. But maybe our garage is just really messed up.

    If so many people are having problem with putting a garbage can in the garage, why not think / explore amending this HOA rules.

    Maybe majority of the homeowners would want to keep the HOA rule as is but isn't it worth finding out ?

    I personally do not have a problem either way. It would not cause me pain to see my neighbors trash can on the side of the house. If they choose to place it there.

    Our situation is similar, but I don't think its that bad.

    Right side car you can not get in passenger door (this is the biggest negative IMO). Left side car the door hits the wall and is tight, but is passable. To get the cans out, its easier to do when one of the cars is not there. So typically that means we just pull the cans in or out as we pull up to the house.. get out of the car, pull the can in, and then pull in.

    Or if the wife moves the cans during the day.. I'm not there so my car isn't in the garage and they can be moved at will.

    My second car is smaller though, so its possible to move the cans in/out without moving.. just risk rubbing the car.

    If you can keep them outside but not in plain sight (hidden behind fence or some similar object) how can you amend the rule other to say you can keep them anywhere? Like driveway, front yard, front porch. If you open it up people will take it to the extreme.

    Some people look at things differently and might not think it's a bad thing to keep open garbage cans in their drive or on their front porch.

    What ever happened to the back yard? Isn't there room to store the garbage bin back there instead of in front of the house in plain view?

    Personally, I opted out of a garbage bin (live in a TH) and I didn't want to cart the bin around serveral TH units. Also, cut way back on garbage. We produce one small bag a week plus one recycling bin if that.

    Well, obviously this doesn't solve the garage space issue but we produce more recycling than actual trash. I'm kinda proud of that since until a few years ago we didn't recycle much at all. There really is a lot of stuff that we used to throw in the trash that we now put in the recycle bin. And I'm just nerdy enough about it to recycle used toilet paper rolls! :p

    Another space-saving thing you can do is to invest in a trash compactor. When we lived in Broadlands our large toter would be pretty close to full during each of the twice-weekly pickups.

    When we moved to Atlanta, we only had trash service once a week. We were quite worried about this, given how much trash we generated in our Broadlands house. So, when we renovated our kitchen in Atlanta we installed a trash compactor--we can now go a full week without filling up our toter, a space savings of well over 50%.
