    Asphalt Rejuvenation Work – Begins Week of Sept 18th

    ASPHALT REJUVENATION PROJECT BEGINS IN SEPTEMBER Broadlands Association has contracted with TRITechnologies to perform asphalt rejuvenation on HOA owned streets beginning September 18th. This work will require the cooperation of all property owners and residents. Work will be done in phases according to the schedule that will be available on our website and in this Blast. This work will require streets to be closed, therefore your cooperation is important as vehicles will need to be relocated if they are parked on the street or if you will need to use them. Signs will be placed to remind residents of upcoming work, however, please pay close attention to the updates provided on our website as poor weather conditions can cause delays.

    SCHEDULE OF ASPHALT WORK

    Week of September 18th – Streets off of Village Drive

    Residents who live in this area, please review the following map and schedule to plan accordingly.

    Other roads will be rejuvenated in October, please be on the lookout for schedules for all other roads in the next few weeks.

    While Friday, Sept 22 looks like it will dry, the weather forecast for Saturday looks like rain.
    Will section C be done as scheduled (Friday/Saturday) or will it slip? When will we know?

    ASPHALT REJUVENATION UPDATE FOR SATURDAY - PHASE C

    The current forecast is for rain to begin this Saturday which will affect the parking space and fire lane painting of Phase C in Map 1. The rejuvenation will be completed today, Friday, September 22nd and will be dry to drive on Saturday morning. However, if the pavement is too wet, the white parking space lines and fire lanes cannot be painted. With the weather forecast calling for continued rain, one of two things will occur:

    1. The crews will open the roadways on Saturday morning to allow residents to access their driveways but will rope off the common area parking spaces and try to return either Sunday, September 24th (or Monday, September 25th in the event of rain on Sunday) to paint the parking space lines and fire lanes and then open those areas up. Keeping the parking spaces empty of vehicles will enable the crews to work quickly to repaint the lines once the pavement is dry enough without having to move vehicles again.

    2. However, if the rain continues and the pavement remains too wet, both roadways and common area parking spaces will open up and the white line and fire lane painting will need to be rescheduled for another day, which will require the common area parking spaces to be blocked off again.

    We will continue to provide updates on our website and send out notices as needed. Thank you for your cooperation and understanding as we deal with Mother Nature.

    What is Patriot's schedule if road work falls on the day of pickup?

    Asphalt work for the following locations has been POSTPONED DUE TO MECHANICAL ISSUES. Once a new date is scheduled, we will post it on our website, in the Blast, on FB and our mobile app.
    • Shady Wood Terr - partially done - The road will open midday on Saturday 10/14 to allow the rejuvenated areas to dry.

    • Sundance Sq - the road has been reopened
    • Community Center parking lot - the road has been reopened
    • Stonehouse parking lot - the road has been reopened

    Does this postponement push everything back a week? Are the roads scheduled for Oct 16-17 still on schedule?

    • **RESCHEDULED**: On Oct 18-19 (Wed/Thu), these roads will be closed down to complete rejuvenation:
      • Shady Wood Terr - Map 3 (phase B) – On Oct 16, the areas that were already rejuvenated will be striped and opened back up until Wednesday morning when the remaining portion will be done.
      • Sundance - Map 5 (phase B)
      • Entrance at Hunters Green/Claiborne - Map 3 (phase B) - On Oct 16, the portion of Hunters Green Sq in front of Falling Rock Terr will be done so that residents on Falling Rock Terr will be able to enter/exit using the Vestals Gap entrance.
    As a reminder, trash/recycling will most likely be impacted. Please accept our apology as we know this is very inconvenient to close these roads again. We appreciate your understanding and cooperation.

    What time does the road open up on days of "At 7 AM Crack Seal & Repaint and open to traffic once paint dries."? This type of work will be performed on Halloween Day (Map 2) and a lot of people will be out walking.

    Due to LCPS student holidays, work scheduled for October 30th-31st has been rescheduled to November 2nd-3rd.

    **OCT 20TH WEATHER UPDATE**: Today's rainfall may affect the drying time of the rejuvenated roads which include Thornblade Cir and phase B of Overland Park area roads. If the product does not dry entirely, it may be tracked onto driveways. The roads will be checked tomorrow, and if necessary, will remain closed until Sunday. We apologize for this inconvenience and appreciate your understanding that our goal is to prevent damage to your property.

    While I certainly applaud rejuvenation of the asphalt, perhaps some review of the method and materials is in order. We're in Overland Park and there are patches where the coating has already broken up and exposed pre-spray asphalt. Additionally, there are pools of the spray that are still not dry after a few days. Again, applaud the effort, not the end result. BTW, the shiny appearance tells me it will be slippery in winter.

    • Southern Walk Area – see Map 2 (phases B)(Nov 2-3)
      • affects portions/all of Avonworth, Coulwood, Dilworth
    • Broadlands Station – see Map 9 (phases B) (Nov 2-3)
      • affects portions/all of Harroun, Mears, Rickenbacker
      • PARKING AT THE FITNESS CENTER WILL BE LIMITED DUE TO ROAD CLOSURES IN BROADLANDS STATION
    • HOA Facilities:
      • Community Center & Pool Parking lot – (Nov 2-3)
      • Stone House Parking Lot & Road (Kindercare access) – (Nov 3-4) (NEW DATE)
      • Southern Walk Pool Parking Lot – (Nov 3-4) (NEW DATE)
    No parking in fire lanes, within 15 feet of a hydrant or 20 feet of an intersection, blocking driveways or mailboxes.

    It is great to see that the area around the fire hydrants were marked as a fire lane with yellow paint. I never understood why that area wasn't marked that way the last time the fire lanes were painted.
