Broadlands Hospital

    First, don't put words in my mouth. I NEVER said such a thing.
    You are so full of yourself it's finally getting irritating.
    I have a deep sense of responsibility to this community and if I thought this facility would damage our community, I would be screaming from my rooftop.
    But I did some research and came to a different conclusion.
    So continue to blather on about something you know nothing about and refuse to spend a minute of your precious time learning anything about.
    I'm done responding to you about this issue.
    Carry on with your nonsensical ravings.......

    I appreciate that you are on the "same side" of the argument with me, but... you should really think about using some brevity. (Stick to the point, old boy)

    Cliff,
    1. What would be the harm in a survey? I think that this issue is important enough to warrant one!
    2. Would you rather live right next to the hospital, or a mile away?
    3. Do you think that my real estate agent...
    a) Knew that she knew there was going to be a hospital, restaurant and huge admin building when she sold me my house?
    b) Do you think that she would have pointed that out as a "selling point"? :screwy:

    Please don't encourage him any more! While I used to find Lee's rants amusing, I've come to the conclusion that another forum poster has--he's just another big-talking, name-dropping, egotistical, know-it-all builder/architect type who loves the sound of his own voice more than reason. I don't think he actually reads ANYTHING, so it's impossible to reason or have a sound argument with him over anything :blahblah::blahblah::blahblah:

    Mr. Rogers, I would begin by going back and reading through this entire thread and others like it. There are good arguments on either side, many of which are actually bolstered by facts and not just emotion.

    I don't think there is a "right" answer, but you can come to a more logical conclusion for you (and your property value) once you factor in some research and dismiss the myths.

    We did that last time. I'm not inclined to do it again due to the cost and the expense. And at the end of the day, the HOA doesn't have a say in whether it gets approved or not. Individual residents will have their opportunity to voice their opinions if/when the project is reintroduced to the county.
    I'll try to dig up the results from the last time around. I think there were about 800 responses and 50 or so more were opposed than in favor.

    I vote for d.!!! If you have 15-20 million dollars, maybe HCA will sell you the property!

    I personally would find it to be a negative to be next to any school.

    One person here who recently sold his home that lived on the corner of Broadlands Blvd/Stone Wheel commented that the proposed hospital was not an issue to the realtors/buyers. Being near Broadlands Blvd was. See GCyr's comment.

    I have looked back. There are many vague references to "research", but I haven't actually Been privy to the RESEARCH, or any specific references. An example of a useful reference to the alleged research would be,
    "Within 1/2 mile of hospitals, residences appraised in the $700k-900k were valued 5% more than those 1 mile away."
    "Innova Hospital is at 112% of capacity, while the national average for suburban hospitals is 97%."

    These are the types of meaningful defenses for the "Broadlands Hospital" that I am seeking.

    1. In addition to what I already posted about cost, there is a time commitment involved. The last time, in order to get responses we sent out post-paid response envelopes. At the time we mailed out 2100, this time would be 2700.
    Then each envelope had to be opened and the name and address compared to our listings to ensure the response was from a resident, and that only one response was received per household.
    If you want to round about about 10 volunteers who will do this process, then make a presentation to the HOA Board that you would like a survey done.

    2. A mile away.

    3. a) don't know when you moved in or where, but the area north or Broadlands Blvd has always been clearly marked for approx. 4 million square feet of commercial development. If a realtor didn't know that, shame on them. A quick check on the county zoning would spell out all the possible uses for the PDOP designation.
    b) I know some realtors who have used the hospital as a selling point.

    Nothing is ever an issue to realtors:devil2:. They will sell you property 50 meters from Chernobyl. Its just a matter of finding the right price:rtfm:.

    But we would have no way to verify the responses were from Broadlands residents.
    Historically, we get very little response from Newsletter polls. And again, anyone could respond.

    And this is why the county planners and supervisors must protect the residents that are most effected by this hospital against the opinions of the majority that don't live near this hospital including you. Of course the majority of the residents that don't have this in their backyard are for it. That goes back to the "as long as it is not in my backyard I don't care what you build. Cliff all I hear is talk and no official documentation from relator's or appraisers under current market conditions to back up a thing you say. You just attack people when they don't agree with you as they are the emperor or crazy ha ha ha ha ha or just attack attack when all people are wanting are answers form you that says he has studied it and has all the answers. I think I remember someone that did the same thing on these forums and other forums and blogs and at public hearings when they did not like what they were hearing, so they would attack instead. Now lets having a public meeting with all the information I requested and what others requested and have an debate on the merits and negatives of this hospital.

    We also should have a animation done by the architects so we can thoroughly see what we are getting. from all angles.

    Here is an example of one from Janella Farms designed by the incredible architect [SIZE=-1]Rafael Viñoly Architects [/SIZE]www.rvapc.com/ Go to all buildings and look down to the howard huges medical center in ashburn va which will say completed. Open that up and you can see what an animation really looks like and how true representative renderings look like.

    I don't feel I've attacked anyone, except possibly you for making an accusation about my character with a completely FALSE statement and characterization.

    You can represent yourself quite well regarding the crazy comment..........

    I provide the information I have learned. People can choose to believe it or not. I have absolutely no problem with that. I would encourage others to do some digging and ask all the questions they have.
    Sorry you get incensed when some facts don't agree with your rants.....
    You have learned nothing because you are too lazy to do anything other than blog in your easy chair.

    Dont understand what square footage has to do with it. You cannot compare an office park with a hospital as it relates to traffic, noise, safety, ....... or look, feel, usage. Common sense says a hospital does not fit here.

    Cliff you can say all the negative things you want about me it does not bother me a bit. :happygrin:

    From what I have seen from the brief look I got at the hospital plans, it is my belief what is being sold here is not the entire picture. That is why I asked for the clearing plan and the rest of the plans to study in more depth and other things to fill out the full picture.

    I design and draw plans for a living so I understand them completely. Not just homes but free standing restaurants and boutique hotels that look like villas or chateaus :happygrin: I go thru the process everyday designing for the time place and moment and for the adjoining neighbors and getting them thru the county approval process and the adjoining neighbors are always taken into account and made happy and I don't try to fake them out with renderings that don't tell the whole picture.:happygrin:

    You have seen my renderings and they are very detailed and in full color. I have also won many awards and the homes I have designed still sell faster and at higher prices then the surrounding homes. I am writing the history of how those castle homes I designed in the farms(as many call them:happygrin:) for an article in one of our papers. Quite an interesting story how the designs came about:happygrin:

    The point is there are many loose ends to this project for many of us.

    All I said you have called several residential projects a mistake including where I live and you have said that on these forums. That is certainly not mocking or attacking you.
    I always believe residential always takes first priority if it is there first period. The surrounding development should respect that and protect it's neighbors.

    When you keep harping that the majority of the people want an hospital that is true, but that has nothing to with the adjoining neighbors that are most effected, so that survey only proves they want another hospital period. I think if you explained to the adjoining neighbors to that hospital site the land will possibly be clear cut and the buffer shown in the rendering is 25 years or more down the road or more they may just have another opinion. Show people exactly what they are getting on day one and how it will look at full build out.

    Then we hear the scare tactics that an office project would be much worse, yet no one has designed an office project for that site so we don't have any idea that an office project would be worse.

    Then it really gets down to the hospital needs a zoning change and that throws up red flags if an hospital is appropriate for that site.

    I don't care how much this has been debated before we have a new group of supervisors and they need to go thru the whole process just like it was the first time it was proposed. They should be educated to all the pros and cons especially now that we are entering a slow growth period in this county. SO they can make a good decision if this hospital is appropriate for that site.

    OK Cliff go into you rants about me again ha ha ha instead of giving us documents so we all can make up our own minds yes or no in an educated way. :happygrin:

    Personally, I believe this hospital belongs in the Dulles South Corridor. They always have to wait for everything at a much slower pace to get to them. Having hospitals bookending the county would be much better and serve the surrounding population in a more strategic way.

    My common sense says that the closer a hospital the better chance of survival for life-threatening maladies, injuries or illnesses? And I also have a 4.5 year old.

    Is that "common" enough for you?
