Home Inspectors

    I was wondering if anyone has a recommendation for a home inspector. We will have our pre-drywall meeting coming up soon with Van Metre. I saw the post about Bob Banker on an earlier thread, and that was great information, but I would like a few to choose from.

    Has anyone had any negative experiences with a building inspector, or any regrets about using one or not? I am also curious about Van Metre's response to the checklist.

    I do recommend that you call around to different inspectors. Some inspectors in his area are quite expensive. I know that a few other inspectors I called were asking outrageous amounts of money for a 1 year inspection.

    There are several different certifications for home inspectors. ASHI, NACHI, ITA, and probably several others I don't know about. Be on the lookout that any inspector you find is a member of one of these. I'd say that NACHI is the biggest one with ASHI right behind it.

    I found that it was very useful to get a home inspector. Our inspector found serious issues with our windows that caused Van Metre to replace the bottom portion of every single window in our house. Without the inspector I would probably never figured that out. He also found a few other issues that Van Metre fixed for us.

    Van Metre works directly with the home owner. So what will happen most likely with any inspector is that you will get the report from the home inspector and then you will have to pick out the items from the report and transfer them to the Van Metre repair checklist. VM won't work off anything else. Van Metre did fix all of the issues that our Home Inspector found. It was well worth the money we spent.

    Bob also walked us through all of the valves and guages in the house and explained exactly what they all are and how to use them. Something VM didn't do when we moved in.

    I second Bob Rust. I've used him 3 times and will use him again. Knows what he's doing, is professional, and down to earth. Good guy.
