We wish to install a retractable awning above our desk. Do we have to go through the approval process for this with HOA?

if you want an awning above your desk, that is an inside job and does not require approval. :)

Now, if you want one over your DECK, that is a different story and yes, you absolutely have to go through the Modifications Sub-Committee for approval.

    ROTF ... [:p]

FWIW ... any external modification to the house must be reviewed by the Modifications SubCommittee.

Hey maybe I did want an awning above my desk.....

We all have bad days typing. Anyways, is this spelled out on what steps to take regarding awning approvel, in that large list of rules we received and abided by when our deck was built? I am guessing we do not need to provide a site plan, but a photo of the deck and where the awning would go, size & color.

Have these been turned down in the past? I can't imagine they would be because they are retractable and not an eyesore if the color i neutral.

    FWIW ..

    1. You need a site plan, showing where the current deck is.
    2. You need to include a photo of the deck and back of the house
    3. You need to include a 'tear sheet' from the manufacturer showing the awning, and the color that you would like. Include a primary and secondary choice.

FWIW .. there are some that have been turned down, but each is judged on its own merit.

The Modification Subcommittee Residential Design Guidelines on page 6 list all the requirements for the package.
