Townhouse Leak

    My lovely builder (Ryland), or their subs, did a horrible job flashing (or something) my house. I have an end unit townhouse and we have been getting drywall tape buckling in the corners that back up to our neighbor's house. So I went up in the attic to see what was up and I saw lots of water stains on the drywall/firewall that connects my house to my neighbor's.

    Has anyone had this problem before and if so, how was it fixed? I haven't looked at it in detail yet (haven't gone up on the roof), but was just wondering if anyone else has had leak problems like this.

    Not to mention that half of my windows leak because of crappy workmanship and no house wrap. We just have siding on top of the cardboard-type sheathing... ugh. But hey, what can you expect for a 500k townhouse! =)

    Not to say that it isnt the problem - but I lived in a TH before and had water stains on the adjoining wall. My home inspector theorized that it was realted to water stains during construction. I never saw them actually "wet" when I would be up there.

    Based on my (limited experience) with roof leaks, sounds like a call to a roofer is in order. I don't know if you have the same roof line as your neighbor (or one is higher than the other), but I would guess that where the houses meet needs to be resealed. If you are an avid DIYer, I guess you could do it yourself...

    We had problems with sealing around the venting, etc on a 5 year old roof on our townhome in Alexandria. It was amazing what kind of damage could result from such a small problem. I think they fixed it for about $600 (18 months ago).

    BTW - I was pleased with the professionalism of the company that did the work - Katchmark construction (www.katchmark.com). They give free estimates.
