Hyde Park Community Meeting

You are invited to a community meeting next Tuesday, March 15th at 7:00pm at Clyde's regarding the proposed Hyde Park development on Broadlands Boulevard and Belmont Ridge Road. I thought the meeting was well done. It answered all of my questions. "It is coming'' and will not be as bad as I originally thought. Considering the other two alternatives, I believe they made the right choice.

 

I hope it turns out well but I have a lot of doubts seeing how others have turned out in Ashburn. We will be long gone before this is even started.

 

I took the time to read all the documents contained in the repository and I am quite stunned that they plan to build approx. 850 homes so if average family size is 3.0 , that means roughly 2,550 folks will be living in that area and typically, there are 2 cars to a house so that would mean 1,700 more cars in Broadlands area…..

This area is FAST becoming like Fairfax County— getting more crowded and dense. This going to create more traffic and increased pressure on our existing county infrastructure and governmental institution, not to mention more schools as well…I’m not aware if the current elementary, middle school and high schools are already at peak student body count…but this a bit of a stretch to add more to schools nearby….

Also the owner of the proposed development claims that this will fill the “middle” housing needs in the area. I believe this a very slick marketing statement here because houses today in this area is getting very expensive as most townhouses now are approaching 600-700k (if not more) and single family homes now in the vinicity of $800-$1M+…. I seriously doubt they will sell these properties at very “affordable” prices at a time when interest rates are rising, wood prices are extremely high right now (I want to replace my aging flooring of my deck but the wood prices are outrageously expensive at this point)…so I cringe at the thought that many of these families are going to have a very tight budget if they decide to buy these obviously will be overpriced tinderboxes! Bottom line is I wonder how young families can afford to slap down huge down payments to keep their mortgage payments affordable…..seriously.

I understand that this land was originally slated to be a data center in that area (!!!!!) (what were they smoking at the time when Clyde’s and LCPS was nearby and other homes as well? Glad they passed that up…but why not a hospital though when 5he land is near the greenway, Belmont Ridge and smack in the middle of Broadlands? I think it would be a better proposition as Loudoun Hospital is quite always to Lansdowne and Stone Springs serves Aldie and south Riding more so. I wonder if a smaller hospital would have been nicer for Broadlands area and serves our needs more for this area instead of having to drive all the way out to Lansdowne in the ever growing traffic…

As retirement looms closer for me, it may all be moot for me as with the rising costs of living, property taxes, increased traffic, I’d be moving to a much less congested area outside of Va where it’s easier on retirement savings and so forth….I can’t imagine fighting traffic just to go to museums in DC, etc….this place will just become more and more expensive over time sapping our retirement $$ - I’m seeing more friends of mine who are retiring moving out of this area as they no longer enjoy the ever increasing density, traffic, taxes, and so on….I’ve been in this metro area since 1978 and this area has quadrupled in size since then….

I have to wonder why the Association wants to annex the community? Is it the $ via dues or what? Will the HOA need to hire more staff to handle the work? Will HOA fees go up to handle increased labor costs, management fees,…this tells me that this is not going to be a cheap prospect/annexation….
