pool entry denied

    I know I saw something on this, but my search did not turn up what I was looking for. As we were leaving the pool today, the attendant said that our passes were denied, and we would not be allowed access next time. I tried calling the HOA office, and know that is where I need to get my answer, but the question I pose is this....we are renters, and moved in last summer, and have not had any issues until today. If our landlord is delinquent on his HOA fees, do we have any recourse?? I am a teacher, and my kids are sooooooo excited about spending the summer at the pool, and I am just so disheartened that we may have something that is standing in the way of that. I am going to call the HOA office in the morning, but any ideas what the problem might be? Nothing I can do about it tonight I know, but am just stressing about it a little, and figured I'd stress out here! Thanks.:p

    If your landlord is delinquent on his/her HOA fees, then your only recourse is to contact your landlord and ask them to pay the overdue fees. Until then, I'm assuming you will not be able to access the pools. Sounds cruel and mean, but it's the way things are. As a renter, you are at the mercy of your landlord...

    The HOA office will be able to provide you with more information.

    Do residents need to register every year in Broadlands? Other HOAs call for residents to register/re-register their pool passes every year. If you are a renter, the property owner fills out a form stating that you are leasing their property and you are authorized to use the pool. Maybe your landlord isn't delinquent, but needs to do something like that.

    Oh that sucks. I hope it was just a case of forgotten payments. If I rented and that happened I would be P/O'd Maybe you could buy a membership to the pool, I know it sucks but at least you would be able to go without the worries of your landlord mucking up your kids summer.

    You may have a much larger problem. If your landlord is not paying the HOA they may not be paying their mortgage. Some very bad landlords are collecting rents and not paying their mortgage. They do this if their property values are far below their mortgage amount and they want to give it back to the bank. They can make some cash in the process. The renters are not aware until they receive an eviction notice on the door! You can search your address on the washington posts legal notices and see if your address comes up with a foreclosure notice at: http://mypublicnotices.com/washingtonpost/PublicNotice.asp?Page=SEARCHRESULTS

    Hopefully it is just a mistake with the dues!

    If I find out that delinquent HOA dues are what's holding us up, that is exactly what I am going to do!! Our landlord is a pretty good guy though, so I'm hoping it's just a matter of needing to "reprove" that we are still renting here. I haven't been able to touch base with him yet, but I will be on the phone with the HOA in the morning to know for sure.

    Thank you for the website. We did a search, and nothing came up for our address. I think we are ok on this front. We checked our landlord out about as carefully as he checked us out. He had just bought the property when he rented it to us, and we asked to see all of the bank and closing info as well as his personal financial statement from his bank when we moved in last year. I had heard too many awful stories, so I wanted to feel as safe as we could moving here.

    I just had a conversation with a neighbor who is also renting their townhouse, and they had the same issue at the pool today. I think it may have more to do with wanting re-confirmation from the landlords that we still actually live at the property. Once I talk to the HOA office tomorrow, I will post with the solution in case it happens to anyone else.
