We are going to finish our basement after 11 years of saving and wanted to get some thoughts on replacing our sump pumps with new ones before we start finishing the basement. The sumps run more frequently than I'm use to since the A/C drains into one of them and the other one is connected to the drain by the base of the walkup stairs outside. That is right VM and Loudoun County approved them running the drain outside our house under the basement floor and into the sump only to be pumped out. So when it rains you best make sure the drain is not clogged and that the power does not go out as it could be a problem.

What is the useful life of a sump pump 10 - 15 years? Thanks!

Bacause of this one of my neighbors basements was flooded. We had a plumber install a backup sump pump, called the watch dog. It has a battery backup so it runs if the main pump fails or we lose power. Great peace of mind!

Genco - my sump failed after 4 years (wouldnt stop running). Neighbors failed and flooded basement about the same time. Most new sump warranties are only for 3 years... If youve made it 11 years and not replaced them I'd probably replace it if I was spending the money to finish the basement. After all 11years unfinished - no problem, first day finished - problem.....
