The Future of Southern Walk at Broadlands Homeowners’ Association

    Hello Members of the Southern Walk HOA,

    The Southern Walk Homeowners’ Association (SWHOA or Southern Walk) is at a pivotal point regarding the future. The SWHOA’s primary purpose is to ensure and manage telecommunication services delivery to the SWHOA members. Currently members receive Verizon services via a bulk-billing agreement. This is what your SWHOA fee pays for.

    The SWHOA board of directors would like its members to consider options for the future of the SWHOA. These options include keeping things they way they are and dissolving the SWHOA altogether.

    For more detail, please see the Future of SWHOA post. This post includes some pros and cons of each option as well as some history for context. This information was also mailed to all members in hardcopy. The SWHOA board will be following up with a survey to the membership in the near future. I encourage members to engage in constructive discussion on the forums.

    I think the biggest hurdle will be the percentage of votes you need to do anything.

    In the mailer, the board quoted the percentage of votes needed from the association documents, which may or may not apply to our situation. IMO, homeowners should not consider percentage of votes needed either to dissolve the HOA or to amend the documents, when weighing their choices.

    First we need to gauge, does the SouthernWalk community wish to stay in a multi-year mandatory bulk billing contract for wired internet services beyond 2025 or wish to have option of subscribing a service of their choice or not having a service, like rest of Broadlands.

    If the community choses the former, question of dissolving the HOA does not arise. If the community chooses the later, then it becomes the responsibility of SWHOA board to accomplish the goal with the help of smart legal counsel.

    BTW, the board is just trying to get a sense of community preferences. The survey is not binding on the board.

    We are several weeks away before the survey starts.
    I encourage you, and all other members, to attend the monthly meetings and ask questions.
    Next meeting would be on Monday May 22nd at 7PM. It's a virtual meeting.
    First Service should have posted the meeting notification in this forum, but its missing.
