Snow Plow Operations Update

This is to provide a quick update to assure you that our crews have been out and working around the clock to try to keep a path clear on the private streets in Broadlands.  There are ten trucks, three tractors, a bobcat, front end loader, and over 25 people dedicated to clearing the streets and sidewalks in Broadlands.

However, this storm is historic in nature and our drivers have said it is worse than Snowmageddeon was in 2010.  The wet, heavy snow, high winds, frequent whiteout conditions, and massive snowfall rates in a short period of time make keeping up with the snowfall difficult.  The trucks have also encountered abandoned vehicles in the middle of roads that they must work around, and have even gotten stuck themselves at times.  Additionally, the plow operators are having trouble finding fuel locally, and are having to travel to Leesburg or Chantilly to fill up.  They have also been helping ambulances get into the neighborhood and emergency responders get out of the neighborhood to get to work.

They are asking residents not to shovel snow from their driveways into the roadways as this creates even more snow for the plows to try to push.  Please shovel snow off your driveway into your yard if possible.

January 2016 Blizzard Update

The HOA office and Nature Center will close by 12:00 pm on Friday, January 22, 2016 in conjunction with the Federal Government.

Unless you’ve been living under a rock for the past week, you are well aware that we’re expecting a significant winter weather event this weekend.  Whether we get 12 inches of snow or 30, the impact will take its toll and we will be digging out for several days.  The governor has declared a state of emergency, schools have been canceled, and we are under a blizzard warning with heavy snow and wind expected through 6am Sunday.  Conditions will deteriorate rapidly starting Friday afternoon. Snow Removal Guidelines on Streets in Broadlands

SNOW REMOVAL GUIDELINES IN BROADLANDS

WITH THIS WEEKEND’S FORECAST CALLING FOR SO MUCH SNOW, PLEASE MAKE A POINT snowTO FOLLOW THESE TIPS:

Before:

  • Move cars from street parking to garage/driveway to allow plows plenty of room
  • Bring in your Thursday trash and recycle bins, so they aren’t in the way – or buried.

During/After

  • It’s a big storm – give the crews time to reach your street.
  • Be sure to contact the appropriate plowing company – see Snow Removal Guidelines
  • When clearing your driveway, pile snow to the sides, so the plow won’t push it back into your driveway.
  • Clear sidewalks in front of your house as soon as possible (it’s the law).
  • Be mindful of your neighbors, please pile snow where it won’t be a nuisance.

The Broadlands Association is not responsible for removing snow or treating state or county maintained (VDOT) roadways. The Association is only responsible for clearing snow from paved parking areas in townhome neighborhoods and HOA maintained roads in the community. Snow removal will be performed when an accumulation of 2 inches or more has fallen on the ground. Monthly Assessments Will Increase In 2016

The Board of Directors has approved a minimal increase in the general monthly assessments in 2016. Prior to the January 2016 payment, please be certain to update your payment system to reflect the following amounts in order to avoid late fees:

  • Single Family Homes on VDOT streets –  $75.00 per month
  • Town Homes –  $89.00 per month
  • Single Family Homes on Private Street –  $94.00 per month
  • Villa Homes –  $104.00 per month
  • Courtyard Homes –  $132.00 per month

Assessment coupons will be mailed to all owners at the address on file with FirstService Residential. If you have not received your coupons by December 15, 2015, please contact FirstService Residential at 703-679-1541 or broadlands.dcmetro@fsresidential.com . If you participate in the Direct Debit Program through FirstService Residential, you will not receive a coupon booklet and the 2016 assessments will be automatically deducted from your account.

Direct Debit Program: Owners are encouraged to sign up for the Direct Debit Program through FirstService Residential. Your monthly assessment will be automatically deducted from your bank account during the first week of every month. This eliminates the possibility of a payment being missed or lost in the mail and the Association charging a late fee to your account as a result. ***WINTER WEATHER TREATMENTS***: Any newly installed concrete sidewalk, apron, curb and gutter, or handicap ramps are subject to scaling and spalling when chemicals are applied for de-icing. Please DO NOT use de-icing salts such as calcium or sodium chloride or other products such as ammonium sulfate or ammonium nitrate. Such chemicals can cause scaling as well as induce severe chemical attack on the concrete surface. Clean sand is recommended for traction if at all possible.
