During the project, the contractor completes each of the resurfacing steps on all of the roads at the same time, then moves onto the next step (they are not resurfacing each road one by one). At this point they are putting down temporary pavement markings and will begin painting permanent markings after the new surface has cured for two weeks. Since this project is still ongoing, and has many weeks until completion, any gravel remnants will be removed in the near future. The Loudoun County Fire Marshal’s Office has requested that we remind our residents that it is illegal to park in fire lanes or within 15 feet of a fire hydrant, regardless of whether there is signage, or a yellow curb painted at the hydrant. The Fire Marshal’s Office and Sheriff’s Department are patrolling the community and issuing tickets for violators. Vehicles parked in violation of any of the following regulations may be ticketed and towed at the owner’s sole risk and expense:
Parking within 15 feet of a fire hydrant.
Parking in a fire lane, along a yellow curb or no parking sign area.
Parking in the wrong direction on any street.
Parking within 10 feet on either side of a mailbox.
Blocking any sidewalks. This includes parking your vehicle in a driveway and extending across the sidewalk.
Parking within 20 feet of the intersection of curb lines or, if none, within 15 feet of the intersection of property lines.
Obstructing access to and from a private driveway.
All residents and visitors shall observe and abide by the Broadlands Association, Inc. parking regulations and those of the State and Loudoun County authorities. We are excited to announce the opening of the Recreational Pool located at 43008 Waxpool Rd adjacent to the main pool at the Community Center. The Rec Pool replaces the wading pool to accommodate water sports play. Basketball and volleyball are available. The rec pool measures 20′ x 40′ with an average dept of 4′. Due to COVID-19 restrictions, the current max capacity is 10. Please read the Rec Pool Rules prior to use.
The following are updated hours for the Southern Walk and Community Center Pool. Cleanings will remain the same where after each time slot, the pool will be vacated and cleaned for 30 minutes. (Hours, locations, and time slots may be adjusted as necessary, pending staffing availability):
Southern Walk: 10:00am – 8:00pm daily, which includes four 2-hour time slots. Time slots: 10:00am-12:00pm, 12:30pm-2:30pm, 3:00pm-5:00pm, 5:30pm-7:30pm. (max capacity per time slot: 140)
Community Center Pool: 12:00pm – 8:00pm daily, which includes four 90-minute time slots. After each time slot, the pool will be vacated and cleaned for 30 minutes. Time slots: 12:00pm-1:30pm, 2:00pm-3:30pm, 4:00pm-5:30pm, 6:00pm-7:30pm. (max capacity per time slot: 60)
The Community Center will offer lap swim: 8am-11am Monday – Friday.

All patrons must bring a Liability Waiver for each day they visit the pool. We will be operating at a reduced capacity, therefore no guests will be permitted.
The HOA does NOT endorse, give blanket approval or advertise on the HOA website approved companies for executing any type of service. Approval is required to remove any tree, either dead or alive, whose trunk measures 4” or more in diameter when measured at the height of 4’ from the ground.
